We were not in the main building, the second house is two streets from the Hotel Residenza Ca' San Marco what is also nice but noisy because of a bar next to the hotel. Make sure your room is in the main house.

They e-mailed us very good directions, but we walked right past it anyway (because it was not yet dark enough for the lantern over the front door to be lit, and that's the landmark). We were in the annex around the corner, but the breakfast room is there so it was actually more convenient that way. Staff member offered to help haul our luggage up the 46 steps to our fourth-floor room. The second "loft" level inside room 106 was a pleasant surprise; this room is great for a couple with children, or two couples sharing a room. Very clean. Nice bathroom. Good breakfast. And you can't beat the location, halfway between San Marco and the Rialto bridge.

We had a lovely stay at the Hotel Residenza Ca' San Marco. Venice is expensive so I was pleased with the quality and location of this hotel in relation to other things we had seen. The breakfast was nothing special. I think they would be better off adding some cold meats and cheeses. If you dont eat cereal there is not much else on offer. The room was clean and the location was perfect. It is a little tricky to find to start with and we struggle to find a friendly Venician to help us. But we found it in the end. If you are wanting something compact but very centrally located, you can not go past the Hotel Residenza Ca' San Marco. I would stay again if I returned.

Thought the price of hotel was cheap for the great location. It is not top of the line but the people are great and very accomodating. The room was clean but looked a little outdated. Carpet could be replaced but it was clean. Breakfast is served at the restaurant next door. Great location on the waterfront. Easy to get to by train and bus.

Location is fantastic. The room was great, very clean seemed newly renovated and the bathroom was spacious and very clean. The hotel was a bit hard to find since it's located in a very small and not much frequented but very quiet street (better directions to new guests would be an improvement). Would stay there again for sure.

We were in Venice for three nights and two days. It was a great experience! There's no place like it in the world. The Ca' Residencia was sort of hidden in a back alley, but this contributed to a quiet night (until the church bells at 7am). Dining suggestions by the hotel staff were excellent!

Landmark for us was Foot Locker- the alley was across from it. We were very happy with the reception and the breakfast. I loved the towel warmer in the bathroom and the elegance of the room. Everything was clean, from the bedroom to the bathroom! They were very accommodating and for the price, it was great! I'd highly recommend it! The only thing to consider is that they didn't have an elevator- we travelled with very little bags so for us it was not a problem.

We were very pleased with the Ca'San Marco. The people were very nice especially Deborah, who greeted us when we came in. I believe you could do a better job with directions; it took us sometime to find it. Everything else was great ! I would go there again !

Very good location, clean rooms, overall a very good stay. We arrived late at night and brought a small snack back to the room after a full day of travel and were asked by the night staff to eat it outside in the alley which I found a little heartless. However, at the same time, a mistake in the booking was made and the hotel manager was very accommodating in finding a solution and he was very apologetic although the confusion was not his burden! I would recommend this property as a great spot, clean and well worth the visit.

Great location! First and formost - location was awesome - you do need to follow the directions which they send you, but yes - it is very good. I loved that it was down an ally that looked scary and deserted, but it wasn't threatening at all, and we got a room that you could see the canal at the end of the ally which was cool. Breakfast was decent and filling - rooms are quiet when nobody is about (which is 90% of the time) but if anyone is around, you will hear them. It's really a tiny hotel, only one floor with about 8 rooms. It was a great value.

Everything about this place is excellent. Cold breakfast was included and was very good. My one request would be easier access to boiling water, either an electric ketel in the room or a tap on the coffee maker in the eating area. Other than that, wonderful stay. Highly recommended.

Excellent hotel well priced for venice, our room was really modern and new and even had a jacuzzi which i wasnt expecting. rooms very clean and bed comfortable, quite spacious for european standards. breakfast not bad, although the breakfast lady was nowhere to be found the first morning so we had to chase her up for 15 mins which was a bit annoying. great location not even 5 mins to rialto and st marks square. would definately stay here again

These have been four fantastic days in Venice. The Hotel is very graceful, small and silent. A little bit difficult to find but is in the center of the shopping area of Venice, between Rialto and San Mark. Breakfast OK. Recommended to everyone. Incredible price for Venice.

Once we arrived in Venice (Ponte Rialto), we walked. The hotel was virtually impossible to find. The impression from the web page is that it's easy to find: in fact it is very hard, and the person in the reception was unable to explain it over the cell phone. We probably spent a good 45 minutes just trying to locate the hotel. The breakfast was weak, there was yoghurt and bread and basically nothing else. In general, the hotels in Venice are about twice the price of similar standard hotels elsewhere. At EUR 180 per night, this was one of the lowest-cost options we could find and still be in Venice.

This is a small hotel which made it less impersonal than some of the larger places we stayed in. We stayed in the annex building which was very pleasant. This is the building where the breakfast is served so it was very convenient. It also seems easier to find in the maze of passageways that surround the hotel. You are in the heart of Venezia.

Wow! what a great room! we had the junior suite and had a balcony over one of the canals so were able to enjoy many gondolas, performers and singers as they passed beneath us. we enjoyed getting a sandwich on the street and eating on our balcony. could not have asked for a better location!

My wife and I, senior citizens, spend 4 incredible days in Venice - a dream come true thanks to our loving and generous daughter. Would go back in a minute!!!!!!!!

We were in Venice for work and pleasure. This is a fabulous location for sightseeing and shopping. The staff was excellent, and the included breakfast was diverse and tasty. The breakfast area is not spacious, but is clean and welcoming (I especially loved the Stragazer lillies). Our only quibbles were with the small shower (we bumped into the enclosure with every move while showering, and the door knocked everything on the hanging soap rack off it), the lack of washcloths (no wonder the Brits carry "flannels"), and the lack of any dresser or drawers for clothes in the room (since we brought hanging garment bags which didn't fit open in the armoire, we had no good place for folded items). Finding the hotel is a challenge only if you don't receive or follow the detailed map sent when your reservations are confirmed.

We stayed for 5 nights in October 2007. The main reservation was the room location. There were two street lights outside our window which shined directly into our room. They couldn't have been more than 3 or 4 feet from the window. This was room number 2. To make matters worse there were no window treatments they allowed you to close and block out the light. It also was a little noisy with voices easily heard from the street. It was a good thing that Venice is a walking city as we were tired at night and sleep came easily. The location was great, halfway between the Realto bridge and San Marco and lots of shopping.

The hotel and service was great.Athough the location was also very good (close to St, Mark's), I lost the directions to the hotel(which were sent to me) and it was down an alley and quite difficult to find.Venice is a maze of alleys, small bridges with many steps so you really need to know where you are going, especially if you are pulling luggage. The room and the breakfast were very good.I don't believe there is such a thing as a quiet room in Venice.

Excellent location within walking distance of the Rialto bridge and St. Mark's Square. We had a very large room for Italy. There was a separate entrance hallway that the bathroom was off of and then a separate bedroom. The staff spoke English very well and was very helpful. Breakfast upstairs in the hotel was excellent.

The location is probably the best quality of this hotel. From there you can be in San Marcos every day and night just before going to sleep and enjoy the classical music played there in the squere. Breakfast was quite enjoable and enough to get going during the day. From the hotel is very easy to go almost anywhere on foot. We stayed 5 nights, and only used the vapporetto for two days (48 hours). It is a great combination to get to know Venice. Rooms where actually very quite, without humidity! We highly recomend it...

A great location right behind St Marcs square. I'm supprised at the cheap rate how good the room was. Our shower didn't have a shower curtain, but that's the only "negative". Staff were very helpful with locations & where to do laundry & shop. This was perfect for us as it's not a big hotel & we could come and go as we pleased.

This must be the most perfect hotel location in Venice! Its in the absolute middle between St Marco and The Rialto-Bridge. Just remember to take to the left by Footlocker. The most quiet hotel in the world to wake up in. Perfect vecation! The hotel was verry nice and clean. All working there are giving you a high level of service and are doing a verry good job. Beautiful little hotel tucked away in the back-alleys of Venice. We were lucky enough to get the junior suite, with a lovely little balcony overlooking a canal. The room, lavishly decorated with cloth wall covering and guilding made us feel like royalty. We were warmly welcomed by friendly staff who even came out to meet us from a nearby plaza. Venetian prices taken into account this little hotel was well worth the money.

Very difficult to locate - maps are useless. It would be better to just say walk 500 feet, take a right at the Foot Locker store. Other than that, excellent cute hotel, with no elevator (if your bags are heavy this is difficult). Otherwise, the service was excellent and we loved the quiet street.

Excellent experience with employees and facilities. Great communication from hotel to confirm overall booking and room availability after booking through venere.com. Great flexibility from hotel as I called to maintain reservation after airline delays caused us to arrive 8 hours late. Terrific location in the heart of the shopping district with easy walk to St. Marks Plaza and Rialto Bridge. In an expensive city like Venice, this hotel is a great value.
