The person that greeted us was exceptional. We spent a bit of time dragging our luggage around as our sense of direction is somewhat lacking. We were hot and tired when we arrived but, in 5 minutes, we were feeling like we were at home. We were offered refreshments as soon as we got there and spent 15 or so minutes just chatting with the person behind the desk. He made the whole visit better by offering excellent suggestions and directions. We will visit them again.

Hotel Casa Santa Maria Formosa - First Class Inn is very pleasant and well located. We staid 3 nights (Easter Week End) "Negative point" : because of alterations on the roof of the Building, we could not well open the windows . Would have appreciated a proposed discount (geste commercial) for this inconvenient even if we have been advised per mail before our arrival.

In 2008 there are construction works running to increase the building's height. This might cause some noise during the week, and also the rooms are dark for the windows can't be opened. This information reached us just ten days before arriving, so we had no alternative. We also missed an exact description how to find the house (not easy in Venice), so we needed an hour of searching for walk of usually five minutes. But the house itself, though small and a little simple, is still very clean and nice, stuff is extremely kind. Recommended!

Our first time to visit Venice was a bit worrysome but thanks to Casa Santa Maria Formosa, & the staff, we were received warmly & they were helpful as to helping us find our way about the city. Also we had fun with them. The cappucino was wonderful thanks to Antonio C. We will definitely try to stay there again and will recommend it highly. 5 minutes from St. Marks & everything! Grazie!

Staff polite and helpful.Heating was not working on the first night of stay.Rooms well fitted but quiet small. Building work in neighboring buildings meant some noise transfer through walls.Breakfast area tiny but breakfast good.Overall it was satisfactory but we would not rebook again.

El hotel o mas bien locanda es maravilloso, las habitaciones son muy bonitas y los baños limpísimos y nuevos. La situación es fenomenal a 4 minutos de San Marcos a 5 de Rialto y al lado de la plaza Santa María Formosa que tiene mucho encanto y por supuesto los dos canales que tiene este establecimiento que le dan mucho encanto. La entrada, las escaleras y el comedor es lo pero que tiene, pero por lo reducido de sus dimensiones. El desayuno es exquisito, con uno de los mejores capuchinos y croasants que hemos probado en italia. El precio es caro como todo venecia, pero para la calidad que ofrece y en el sitio que está es muy razonable y por supuesto claro que lo recomendamos.Para mi mujer y para mí fue un sitio casi perfecto. The photos on the website are deceiving. I certainly wouldn't call this a "First Class Inn" by any means! The hotel is much smaller than what we expected after seeing the photos. The lobby and breakfast area were small, the stairway (no lift) was steep and narrow and the room was small. Our double room was small, old and had a moldy odor; the view was pretty though. In the morning the delivery boats were LOUD and woke us up each day of our stay. The staff was short and acted like we were bothering them. We were misinformed twice by the staff; once on a water bus # and the other time when we were given wrong info. on the local Mail Boxes Etc.

The room was small but the view of the little canal was great. The breakfast room was tiny, only 4 tables I think, but we enjoyed it. Kind of hard to find, but once we did we really enjoyed it and loved our stay in Venice. Ten minute walk to Rialto and 10 min to St. Marco square.

We stayed at the Casa Formosa for 3 nights in Aug 07. My wife and I were delighted. Everything about this hotel was accurately captured in all the reviewers comments below. I wouldn't stay anywhere else next time we visit Venice. The hotel is GREAT value for money within an overpriced touristic city! One note: Don't get disheartened if you don't get a room with a canal view. We paid a small stipend and got a canal view room, but we didn't think it was worth it. You rarely spend anytime in your room anyway!

It was quite hard to find but it was worth it. A small and traditionally decorated room to a high standard, the bathroom was large and spotless. There was no street noise or canal noise and was perfectly situated to the main sights. The hotel was very small but very clean and the staff were helpful and spoke excellent english

A true gem! We only stayed 2 nights and wish we had stayed longer. Will definately return - room was superbly decorated, very quiet, and bathroom was spacious and modern. We also paid a little extra to have a canal view - well worth it. great location. Cannot fault this place in any way. Unlike the remainder of the hotels we stayed in while travelling through Italy, this met and exceeded our expectations based on web advertisment

I'm a bit concerned about giving away how amazingly perfect this hotel was. I want it all for myself! We paid 120EURO per night for our room which was the Tintoretto room. Each room is named after a Venitian artist. The room overlooked a very pretty back-canal. The room was very sumptiously decorated and has been extremely well maintained following a refurb 4 years ago. The bathroom was very clean and had a great shower and bath. There is no restaurant but that isn't an issue when you have 100s of great restaurants within 5 mins walk of the hotel. One restaurant called Il Barbicani just over the canal from the hotel was actually our favourite. We went there on our first night and then back there on our last night. It was very cosy and friendly/informal, and played jazz all night long. All in all, not only would I stay at Case Santa Maria Formosa again, I would ONLY stay there on any future visits to Venice. It was simply PERFECT. Shhh! Don't tell anyone though!

This hotel is perfect for the venice explorer who wants a good clean, quiet & comfortable room with adequate space and an ensuite, but who doesn't need expansive communal areas or lavish gardens..Great location, halfway between St Mark's Square and the Rialto, just enough away from the main pedestiran routes to make it feel quiet and non-touristy. Breakfast in the room for no extra charge is a nice touch. The hotel is easy to find once you get to the Santa Maria Formosa square. Quickest route from the airport is to get off the Alilaghuna at Fondamenta Nuova and walk from there (40 mins boat, 10 min walk?), but if it's your first time, then arrive in the evening, stay on the boat an go to St Mark's square so you see that as your intro to the city before you go to the hotel(70mins boat, 8 min walk?)If you wan't people to fawn over you at every move, then go elsewhere, but if you just want friendly helpful & efficient service then this place is for you.

The people is very nice and professional they really support you in what ever you need. The hotel is located in a strategic position, 15 minutes walk to San Marco, 15 to Rialto and 30 minutes to Piazzale Rome. The only point that I could make is that the best reference for finding the hotel is to look for "Campo Santa Maria de la formosa" look for the Kiosk on the edge of the canal in the corner there is a shop of "all 15 euros" turn right and the hotel is there. Across the bridge on the way to Rialto you find a wonderful pizzeria is located 2 steps away on the left out of the bridge also very close a supermarket.

Excellent choice as location is extremely convenient and close to all hot spots, still a quiet place. Our room "Tiziano" was an upgrade luxury room with view to the canals, spaceous and nicely furnished. Very friendly and helpful staff. Easy 10 min. walk from Fondamente Nove (Alilaguna vaporetto from San Marco airport, 6 €, 40 min.). Highly recommended and our first choice next time.

Nous avons passé un excellent séjour. Toutes les personnes de l'accueil parlent français. Les chambres sont spacieuses et le coin tranquille, bien que tout près de la plazza San Marco et du Riato. Petit bémol: le petit déjeuner n'est pas à la hauteur du prix des chambres. Hôtel à recommander tout de même.

My wife and I stayed two nights. We had quite a time finding the hotel and once found had to wait several minutes for someone to come let us in to check in because the front door was locked.Once inside we were treated very well and the room and service were as advertised. Trotz verspäteter Ankunft am Abend (Rezeption bereits geschlossen), wurde auf Klingelzeichen innerhalb von 5 Minuten jemand geschickt, der uns einließ und auf unser wunderschönes, ruhiges Zimmer brachte. Die Mitarbeiter waren alle sehr freundlich und hilfsbereit, das Zimmer sauber, geräumig und ruhig, die Lage zwischen Rialto und San Marco supergünstig und sogar das Frühstück übertraf unsere Erwartungen. Besonders die leckeren Hörnchen mit Aprikosenfüllung vermissen wir hier zu Hause.

What a delightful small hotel that exceeded our expectations. The location is fabulous, being only a few minutes from St Marks square. The view from the Canaletto room was lovely alongside the canal with gondolas going by. High quality decor and very friendly and helpful staff made this a wonderful stay. Thankyou!

We had a few problems finding the hotel but locals were very helpful. Warm welcome from the manager after a few minutes wait after contacting him through the intercom. Cosy, plush rooms. Our room had a view of the canal and was a good temperature; the other room was a bit hot but cosy. Pillows very hard but bed comfortable and rooms very clean and fully equipped but would have liked coffee/tea making facilites. Couldn't find a power point for the phone but hairdrier supplied in bathroom. Shower/bath good with a plentiful supply of hot water. Our was a quiet room but the other was by the stairs and late arrivals/early departures were sometimes disturbing. Breakfast room small but lots of juice, yoghurt, cereals, rolls, croissants, and fillings to consume. Water for tea and coffee could have been hotter but view of the canal made up for this. Manager very helpful and the location of the hotel was very good. Restaurant over the bridge good and lots of places to eat and drink locally. Large hotel planned for square worries management so keen to please. Overall we were very pleased and loved the city.

Found Hotel quite easily - did not realise that we would have to wait for reception to come over from main hotel (5 mins) - OK ifweather fine, but not otherwise. We had to pay our account before being shown to our rooms - credit card was processed in British Pounds, not Euros, despite receipt stating that we had been given the option of currency, we were not asked. Rooms tastefully decorated, although carpets in room were not too clean. Breakfast are only seated 8, 4 tables of 2. Guests were not always able to get a table. Enjoyed our stay - Hotel well situated. Problems could be resolved by advising guests to report to main hotel for registration and accompanying guests to the annex. Breakfast can also be taken in main hotel, so at least you would know where to go.

Great location for a very good price. The rooms evoke a genuine Venetian feel with the decor; there are only five rooms, each named for a Venetian artist; ask for the room overlooking the canal, you can see two canals and two bridges; the desk service was excellent; we needed help finding a hospital, going to Murano (he arranged a free fast motorboat ride) and helped us find anything we wanted. The nearby (1 minute walk) to Santa Formosa campo (non-touristy) provides a great local outside bar on the canal where you can watch Venetian kids play and the locals feed their dogs potato chips; the restaurant in the campo closest to the hotel is very good; a large hotel will open on the campo soon and may bring even more entertainment. Highly recommended.

The hotel is lovely and the staff really friendly. Definitely a hotel that needs to supply people with an email version of their map though before they get there. We passed it about 3 times and it took us literally hours to find it. Venis itself was a bit of a let down from the ratings we'd got. Only did it for 1.5 days and that was enough for us, won't bother again. Hotel fabulous though and the stairs are great. If Venis is your thing then this hotel won't taint it at all

Venice is one of those unique cities that you just have to experience. It was not an easy place to get to, especially on a Saturday in the summer. Make sure you have a reservation to park if you have a garage. The directions to hotel make sense but only after you get your bearings...which for us was the next day. Venetians were helpful and staff in other hotels in area got us right to where we needed to be. Staff was very accommodating. Hotel centrally located on a small canal. Very quiet area.

I booked my stay based on previous reviews and I wasnt dissapointed.The hotel is in a great location with good local bars and restaurants and easy walking distance to St Marks Sq and Rialto Bridge.I agree with other reviews that it is more a 4* B&B as it has limited facilities,but lovely fabric lined walls and overlooking a canal are a definate plus.A previous review helped us find the property immediatley,just get to Santa Maria Formosa Sq and with the Hotel Scandinavia behind you walk staight on to canal,turn right and it is the last doorway before the bridge.A tip for travelling from Marco Polo airport is catch the Allilaguna water bus to Fondemente Nova it takes 30mins and costs 5 euros and is closer to walk to hotel than going to San Marco which takes 70 mins and costs 10 euros.

It was very difficult to find from the web directions. If you have heavy luggage, it would be worth the money to have the Water Taxi take you directly to the hotel appx.$60E, as long as they bring you to the right one. Once there, it is a very nice spot, centrally located but away from the crowds. The staff was very accomodating. Very small place but clean and nice.

Hotel was in excellent location. We took the water taxi directly to the hotel door. We did not have to take our bags all over Venice. I would definitely book at this hotel again. Most of the rooms have a great view. Very close walking distance to San Marcos square. Staff was very friendly and helpful.

The hotel we stayed in was a step-child of the main hotel. Not as described. No staff at hotel for much of the day and all of the night. No desk clerk. Failed to deliver wake up call. Not a full service hotel, certainly not a 3 star. Would NEVER stay again, and would warn people from doing same.

This Hotel was a very nice and relaxing place to stay. Our room was on the corner and had 3 windows that open all the way so that we could pull chairs up by the window and sip wine while looking out at the gondolas winding their way through the waterways. We stayed there as the first few nights of our honeymoon and the service was good. We did notice that other people checking in were unable to find clerks to check them in. We did not have this problem. We had only one real minor problem and that was in finding the place. There is no sign outside the place identifying the hotel and it's address is the same as a bar/gellato place around the corner.. So, A quick one liner on how to find the place is to find the santa maria formosa square and then find the gellato place that is on the river.. then you're about 3-6 buildings away from where it is..

This review is really for the "Ca' dei Conti hotel, Castello 4429 - 30122 Venezia", because we were overbooked by "Locanda S. Maria Formosa". They automatically switched us at the last moment, but it was to our advantage because we paid the same rate but for a 4 star hotel that was virtually perfect. It is well located. The staff is exceptionally helpful. The rooms are spacious, elegant and quiet. We would recommend this hotel without hesitation.

This was a little difficult to find, stand with your back to Scandinavian Hotel, walk in a straight line to the canal, turn right and walk along canal a few yards, hotel door faces canal. We arrived in the evening so reception was closed but used the intercom and someone was with us after a few minutes. Our room was lovely, just like the photo and obviously recently refurbished,we had a great view over the canal. The bathroom was spacious and had shower and bidet. The room was a little warm and this was in April, had to leave a window open all night and as we overlooked the canal it could be a little noisy from 6am which it seemed was when a few boats started up. Breakfast was better than expected after reading some earlier reviews, croissants, rolls, selection of meat, cheese, jam, cereals yogurts, fruit juice and coffee was light but enough especially with so many gorgeous cake shops and ice cream parlours close by to tempt you all day, who would want a large breakfast!!! The hotel has a brilliant location, close to Rialto Bridge, expect to get lost though, lots of times, just make sure you have a map with the street names, you can buy one from the water bus (vaparetto) stations for about 2.5 euros. If we visit Venice again we would definately stay here again.

When we arrived (about 9PM)we did not see the actual building, went into the hotel in the square (Scandinavia?) to ask directions, only to find that this is the parent hotel, so that was lucky. Room at the LSMF was fabulously decorated and furnished with all fittings of the highest quality. View from our window of canal and gondolas etc. was stunning. Web site does not do this hotel justice. Great location, we hope to go back ASAP.

After reading the reviews for this property, I was fully aware of what I was getting. I was most concerned with a central location, and clean pleasant surroundings, this hotel fitted the bill. The staff were very helpfull and friendly, the room and bathroom were spotless and the location was perfect. More of a B&B than a hotel due to it's size but I knew that anyway. To find the hotel is actually quite easy when you know how. The Santa Maria Formosa Square is actually a larger Square and a smaller one leading off it, stand with the church to your left and face the canal, you will see a restaurant on your right and the Scandinavian Hotel behind you, go towards the canal to the smaller Square past the restaurant and shop on the corner and turn right, it is the last door before you go over the bridge.

This is a marvelous hotel. I did not think it was that difficult to find. Once in the Santa Maria Formosa Square - stay close to the water & near the bridge you will find it. Look for the number next to the door. The manager was very helpful & accomodating. Breakfast is typical Italian - coffee /hard roll - but you can choose to have it in your room. The room was spacious (for Italian standards) and the bathroom was large & comfortable. If you need anything at all - just ask the front desk - they will bend over backwards to help. This was my 3rd stay in Venice within 3 months - I will only stay at this one.

L'hotel era troppo carino!!! Molto confortevole, l'unica problema ma facilmente risolvibile è trovarlo visto che è un pò nascosto. E' però in una zona ottima, infatti permette di raggiungere tutte le piazze più belle in 10-15 minuti a piedi.

We enjoyed the room it is as it is shown on the photographs of the rooms. The address of the hotel is a little confusing, but all of venice is confusing. All I can recommend is to buy a map prior to your visit to venice and the easiest way to locate your hotel is to locate the Santa Maria de Formosa church or square, once you have located the area it will be easier to locate the hotel. It should be near the rialto bridge.

The hotel itself was not noticeable from the front entrance outside..but the rooms were very nice and clean. The front desk staff however, leaves a little to be desired in the personality and kindness category. I found him to be very condescending and rude. I tried to be nice to him..but gave up after being at the front desk for about 10 minutes. I let my boyfriend handle the rest.

Given the general expense of a stay in Venice, this is a good option, as it is central, in a charming location, and within easy walk of the Piazza, the Rialto etc.But it is very small, breakfast can be uncomfortably crowded in the tiny dining area, and there are no other public spaces in the hotel.

La stanza era un po piccola, ma con vista canale. Siamo rimasti soddisfatti, ottima ed abbondante la colazione. Nn avevamo la televisione satellitare come inece descritto sul sito. Escludendo questi due piccoli inconvenienti (spaziosità camera e tv satellitare) siamo rimasti molto soddisfatti, sopratutto rapportando il tutto al prezzo pagato!

its a real small hotel and the reception is only occupied at day. there was a bit of bad small in the bathroom, must be caused by the sewer system. On the other hand its location is great, just 5 min to walk to st. marks square.

It was a fabulous place to stay, especially as the owner came down to let us in at 11 at night after our plane was delayed without a complaint. Excellent, but it is quite hard to find and you need to ask a friendly local for directions.

I have stayed in Venice several times and always been happy with my accommodation, but I will now use this hotel the most and am returning in January (visited December 04). The staff and information provided is excellent, the private yet informative service excellent and the situation fabulous.

Be in no doubt this is a fantastic little hotel, really central. Taking on board the comments previously about finding the hotel, we actually found it fairly easily. Take the map provided. From the square S.Maria Formosa it is the last doorway in the building at the junction of the canals Rio del Paradiso & Rio del S.Maria Formosa and look for the building number that is on the address of the hotel (this was the key to finding it quickly). The entrance is small and the hotel name is marked on a recessed door inside the entrance. We found that we were able to have breakfast in bed if if we wanted to at no extra cost. We took the free tour to the glass factory, remembering that there is always a catch with this sort of thing. The only catch was that the prices in the factory were through the roof. Once you have had a look around then ask to see the rest of the island. You will find the same glass alot cheaper else wear on this island and take the water bus back to Venice.

I found the Locanda Santa Maria Formosa to be every bit as nice as I had hoped. The rooms were large and well decorated and overlooked a canal. The staff was very courteous and helpfull. A water taxi dropped us off just a few feet from the door and so it was easy to find even though there were no signs to indicate it's existance.

This hotel is an annex to another hotel nearby and is VERY VERY difficult to find. However once found it is a very convenient location. Our initial greeting through an external intercom was a little unwelcoming but once we had established who we were they were very helpful. We even had a canal view and a pleasant square nearby

l'albergo è un piccolo gioiellino (solo 8 camere, se non mi sbaglio) a pochi passi da s.marco e da ponte di rialto. le camere sono pulite, eleganti ed ottimamente climatizzate. lo spazio per il breakfast è limitato, ma comunque sufficiente. viaggiavamo con un bimbo piccolo (7 mesi) ed abbiamo molto apprezzato la cortesia dell'impiegata della reception che ha fatto il possibile per venire incontro alle nostre esigenze, anche dopo che abbiamo lasciato la camera: non solo abbiamo potuto lasciare in deposito i nostri bagagli, ma abbiamo avuto a disposizione la saletta destinata al breakfast per dare la pappa al bimbo.

This was the best room I have had so far on Venere.com. It was a little hard to find at first, but is located just three minutes walk from St Marco's square and three minutes from the Rialto Bridge. Perfect location. We had the Canaletto room that overlooked a canal. It was great to see the gondolas passing underneath us and hearing the gondoliers singing in the morning. We requested this room when booking it, after reading about it on a separate review. There are only 8 rooms in the hotel, none have room numbers, they all have names for the rooms instead. The room has padded silk walls, elegant tables and chairs, and a lovely bathroom, great air conditioning system too. The hotel room was beautiful. I believe the bed was a queen size. It was huge. The room was slightly bigger than the average Venice hotel room. We had to pick the hotel room card up from the hotel on the opposite side of the square. Breakfast was the usual continental stuff. The breakfast room was tiny. Overall the room I had was perfect.

The hotel was a little difficult to locate and is a little way off from the water bus stops. Lugging my luggage up and down the many stairs in Venice to get to the hotel was no joy. From the outside, I almost regretted choosing the hotel because it was located in such a run down building. However, on opening the door, I was very very surprised with the interior deco. Everything looks new and even the computerised pass cards to the rooms are way ahead of many of the 5 star hotels. The room interior was splendidly furnished. Not at all what we expected for the price. My 3 year daughter called it a 'barbie doll' room. The manager / front desk personnel was very helpful in offering information about Venice. Some minor complaints are that it stinks a little on the stairs and in the hallway leading to the rooms. Somewhat like smelly socks. The breakfast area is tiny so if you want to ensure you have enough space, go down early for breakfast.

Mit der Reservierung hat alles einwandfrei und gut geklappt. Die Zimmer sind ganz neu und sehr sauber. Ausstattung ist wie auf den Fotos im alten venezianischen Stil gehalten. Frühstücksraum ist etwas klein - aber dafür kommt man mit den anderen Gästen sehr schnell ins Gespräch. Frühstück ist ausreichend mit frischem Gebäck, Butter, Honig, Fleischaufstrich, Schmelzkäse, Obstsalat, Joghurt, Kaffe und Tee. Zum Markusplatz und zur Rialto Brücke sind es nur wenige Minuten. Gleich um die Ecke gibt es eine kleine, für venezianische Verhätnisse sehr günstige Bar wo sich jeden Abend die einheimischen Jugendlichen zu einem Apero(l) treffen.

We were absolutely delighted with our room and stay at the Santa Maria Formosa. Our room was located at the front left hand side as you look at the building from the front and is the room which is pictured on the hotel's website homepage. The room was large and spacious with excellent traditional decor which is clearly recently completed. It's large windows offered canal views both to the front and side. The bathroom was modern and spotlessly clean. The Santa Maria Formosa is also superbly located for both St Marks and the Rialto areas of Venice so offering easy access to plenty of bars and restaurants. Be sure to visit the Irish bar located just a few yards away (walk over the first bridge as you turn left out of the hotel and it's just a few yards down the 'street') Overall highly recommended. Great place to stay off the tourist path. Ten minutes walk from the major sights. The outside may be a little shabby looking but do not let that worry you. The inside is perfection. Classy, clean and comfortable. Enjoy the singing Gondoliers as the pass under your windows.

Hotel is only 5 minutes walk from Piazza san Marco in beautiful surroundings, exactly like the photo shows. Room was very nice seemed brand new with beautiful view. Would definelty go back to this hotel. Must point out though it is hard to find as there is no sign. I suggest buying a map.

Locanda Santa Maria Formosa is very conveniently located between Piazza San Marco and the Rialto Bridge. We found it very comfortable and extremely clean; the staff were welcoming, breakfast lovely (though simple - we were more than happy with this though I'm aware some people prefer to have a huge buffet for breakfast). The breakfast area was fairly tight, but not uncomfortably so. Overall I was very impressed. And we stayed early enough in the year for the price to be reasonably affordable!

It is fortunate that my wife(who is Italian)had called the hotel prior to arriving. To register and collect our room keys for the hotel , we had to go to another hotel since our arrival was after 6 pm. Would have been totally confusing if she had not done this. (Hence my negative response on location indicated by the maps). Another comment is the breakfast facilities, very small. So if you arrived at a popular time you had to wait for a table. In general we were very pleased.

We loved the hotel. Yes, it is a bit difficult to find, but it is aboslutely managable. Had a great corner room, heating was no problem. The ONLY thing that could be improved is the tiny breakfast room. Other than that it was like in a movie ... we'll definitely come back!

A number of other users have mentioned this, and I think it bears repeating - however wonderful this little hotel is, and I had a great time there, I'd be reluctant to agree that it's a 4 star. Plus points: beautiful, quiet and convenient location, the rooms really are incredibly decorated, and we got fantastic value for money. And instead of numbers, the rooms are named after local painters (a very nice touch!). It is, however, effectively a bed and breakfast. There are no public areas (not that I wanted one in a city like Venice), breakfast is taken at a nearby Hotel (the 3 star Scandinavia) and the rooms lacked certain facilities that I would expect in a good hotel (no reception beyond 6pm, no clocks in the room, no kettle, not all of them have views). So, if these things matter to you, and if you go there expecting porters and lift attendants and well stocked minibars and the like, you'll be disappointed. If on the other hand you're a less highly demanding traveller and just want a fun, clean, warm, value room in a great location for exploring an incredible city, then this place is highly recommended.

Real Deal: Good location, Need better map to get to hotel initially if you don't know Venice! Good clean, rooms, small but for the price and location you probably won't beat it. Beware your usual European small continental breakfast and LIMITED heating/ A/C. Either you have no control on it or they turn it off at night (11:00 pm till next morning). Enjoyed our stay would use it again unless we fid a better price for location next time.

I hate to review this property because I'll be letting the secret out! Four star hotel (should be five) in a pension style, fabulous room decor/comfort, located in the center of the map on quiet canal. If it had its own dining room, bar and full time service staff, it could be five star luxe. Too bad the prices will surely rise. (Note to staff- DON"T CHANGE A THING!)

By car
The hotel is easily reachable from Piazzale Roma, where guests can leave their cars. From Piazzale Roma, the hotel is 30 minutes by vaporetto, line 82, stop Ponte di Rialto. Take calle larga Mazzini and then turn left for campo San Bartolomeo, take sotoportego della Bissa and then salizzada San Lio after the bridge. Take the third calle on the left (calle del Paradiso), follow the directions for campo San Giovanni e Paolo/Ospedale Civile. Walk the entire calle, passing the bridge and then another bridge on the right. The hotel is immediately to the left at no. 5841.
By train
The hotel is 30 minutes by vaporetto, line 82, from the Santa Lucia railway station.
By airplane
The Venice airport can be reached in 30 minutes by taxi or by bus from Piazzale Roma.
