A good value and a great location. Small hotel that's perfect for sleeping, showering and stashing your stuff. No air conditioning, cable TV, or phones in the room. Otherwise, as good as most other hotels around Union Square.

The hotel is close to the main means of transportation. Its downtown location is good because you can get anything you want and get anywhere you want.
The hotel needs ot be renovated and the decoration in the rooms is so-so.
The staff is friendly and you can easily make friends with the other guests in the internet area located on the 2nd floor or waiting opposite the front desk.

It was my first trip to San Francisco which was not a good experience as the Spaulding Hotel was an old run down hotel, which had bathroom towels which smelt of chlorine, the bedsheets where dirty, I specifically requested 2 single beds, when I was given a small double bed, the front desk person barely spoke english, which was not helpful as I wanted to do some tours, there are no phones in the rooms...this is an awful experience in which I would not recommend anyone to be staying in.

The breakfast was not included. In fact the included breakfast consisted on a ticket that you have to give to the restaurant next door to obtain a $2(!) discount or a bagel with a cup of coffee...
There is no parking.
A good quality/price rate anyway. It should be ok to stay there one or two nights.

Would not recommend this hotel - am not sure how others compare in price but would be better to stay in a youth hostel or pay a little more if needed. Hotel very old and in bad need of a makeover or demolition

Really nice, competent housekeeping and lobby staff.
However, the room was in desperate need of renovation. There were paint splatters all over the toilet and sink, which were both old. The toilet seat sat 3 inches to the side of the actual bowl. Low water pressure in the shower. Heavily bleached towels gave me a headache.
Bed was incredibly uncomfortable and only had a flat sheet on top of it rather than a fitted sheet. tv had 3 fuzzy channels and no sound.
there is a restaurant/sports bar next to the hotel. the kitchen staff was outside in the alleyway below our window loudly chatting away on cellphones all night. there were people talking and yelling all night.
but considering that it was a huge 6-convention weekend and all the hotels were booked up, i suppose i am glad to have found the spaulding at all.

I'm not usually very picky, but I didn't enjoy my stay there. To start with they had lost my booking. It took hours and a great deal of complication to get a room. The staff was useless and unfriendly, just about polite. Everything was dirty, from the cloths of the guy at the reception, to my bathroom. The room was last renovated in the mid-70's, was dirty, dark and stinking. There was some blood on my sheets... No soap or shampoo in the disgusting bathroom.
The only upsides are that it's cheap, and the location is excellent.

The place was a dump, literally! I mean, the room which I stayed in was terribly dirty and the on top of that, the maid was to lazy to tidy up the place. She didn't even care to change my bed sheets daily. It's not like I didn't ask for a renovated room, 'cause I did, but what I got was a roach motel, so to speak. The concierge was quite friendly, though. Also, the location is central, but the place isn't grand.

My experience at Hotel Spaulding was a very bad one. I have never stayed in a hotel that was so dirty. It should have been a clue when I had to sign a sheet that said "I have seen my room and find it acceptable" prior to seeing it. First, there were matches and crumbs on my room floor when I walked in-it was obvious the maid did not vaccum the room. Second, they offered a daily breakfast of donuts and coffee but there were always flies swarming around the donuts-gross. Third, after referring to it as the "roach motel", I actually did have a roach crawling on my bedspread when I woke up the next morning after my first nights stay. It was not worth the $70.00 I paid for it or even half of that. I did not complain-I just spent the majority of my time outside the hotel room. I definitely felt dirty staying there.

The room smelled like cigarette smoke the whole time, even though it was a "nonsmoking" room. The website said that electric fans were in every room, but when I asked at the desk for one, I learned that they don't have any, even upon request. We got the shared bathroom, which was a hotel room with a bathroom attached. On the second morning, I went to use the bathroom and found 2 guys sleeping on the floor in that room. The only way to show that the bathroom/room was occupied was to use the chain. Also, only 1 out of 5 hotel employees was at all helpful or friendly. Most acted as though I was inconveniencing them by asking questions.

Do not take the cheapest room type! It's definitely worth paying a little more for rooms with an own bathroom. Makes a huge difference! Shared bathrooms are often not on same floor and of poor quality. All rooms without bathroom face busy street to the front!
