We were shocked on arrival to find entrance shown on map to be boarded up.The welcome at reception was good. The room was not very clean and the toilet seat was covered in urine.THe widows aand curtains were dirty and the overal impression was that this was a very run down hotel. It in no way matched the pictures on the inter net. We were very disappointed in the hotel and had we been staying any longer we would have left and found another hotel. The only good points where very clean bed linen and towels. And the reception staff who were very kind.

This property was very run down and didn't look anything like the pictures on the internet. Especially disappointing was our bathroom facility in the room. It had an unpleasant smell and the shower door was broken and alot of water leaked out into the hallway after I had a shower. The people running the hotel were extremely friendly so that salvaged our opinion of the place. However, we would never go back there.

The picture of the hotel has probably been taken years ago. The web-site did not at all respond how the hotel looks out today. Common areas looked terrible. The personnel though was very kind and helpful. If web-pages tell that the hotel provides parking I would understand that it means a private parking. In this case parking was on the street or on a public parking area in front of the hotel.

The Kursaal Hotel is located one street back from the beach at Ostia Lido and we had a view of the beach area from our room. The public areas in the hotel are extremely run down and dirty. The carpets were covered in leaf litter as the corridors between the front of the hotel and the rooms was a sort of tent structure.

Kursaal was a huge disappointment. What a pit! The photo on-line and those in their brochure are slander! The hotel is old and unmaintained. They should not have a 3 star rating.
The rooms themselves were clean if you could ignore the dirty walls, old-skeevy bed covers & curtains. shutters had paint peeling from them and were held closed by rusty wire.
The bathroom fan was obnoxiously noisey and the ceiling was crawling with mold.
The common areas in the hotel were absolutely revolting. Old moldy canopies connected buildings, ancient indorr-outdoor carpet led the way from the lobby to the rooms.
The noise level was high as the metro runs directly behind Kursaal and night clubs surround the building.
Thumbs down! We spent 15 days in Italy and the worst accommodations we had were in Hotel Kursaal!! UCKKKK!!!
Ironically, they had some real nice front desk personnel. One of the women was so nice I felt bad telling her we were going to leave early. We just couldn't stay, it was too gross.

Very good, spacious and clean rooms. Complete dump outside, and absolutely the worst breakfast I ever had anywhere in Europe. I would everyone to stay away from this place, and I don't know who gave them 3 stars overall.

The pictures on the site are not at all indicative of the hotel itself. The communal area was in a very bad condition and it was quite difficult to get beer. The staff were fairly helpful but some were clearly reluctant to leave the reception to serve you at the snack bar. I wouldn't stay there again. On the other hand, the rooms were spotless and in my book, that is the most important facet of a stay in any hotel.

we had a very good time staying in the kursal because there was a big group of us. we found the hotel very run down, but the staff were very nice and friendly.i think if they got rid of the green carpet thing and hosed the surrounding area it would be much better. The rooms were very clean and the cleaning staff did a brillent job keeping the hotel clean.

The bedrooms were very clean and well kept. However the foyer of the hotel and the seating area under the canopy leaves a lot to be desired. The first impression of the hotel is that it is extremely dirty, the seats in the lobby are very dirty, however the rooms are very clean and very comfortable. If the entrance to the hotel and the seating areas were cleaned up the hotel would be very acceptable.

Having stayed in the Kursaal for just under one week I found the staff to be very friendly and efficient. However, the area between the lobby and the bedrooms leaves a lot to be desired. The covering needs to be taken down and cleaned and the green carpet needs to be replaced completely, and perhaps the gardens could be maintained a bit better.
The bar area could also be updated with a bit more variety and perhaps a larger stock of beer could be available.
Having said all that I still really enjoyed myself and am looking forward to returning to Italy in the near future.
Ciao
Paul

My impression from the website was that this hotel would be nicer than it really turned out to be. I'm sure it was once a very nice hotel. It was at least acceptable for the one night we stayed. During the summer, when the adjoining beach is warmer and more inviting, I expect some of what I found lacking in the hotel would seem lessened.

Beware when parking your car in this area, we were in two Italian plated cars (not hire cars) one of which was broken into and all our clothes stolen within the first 30 mins of arriving. The cars were parked on the busy sea road while we looked for the hotel and the bags were secured in the boot not on show. The hotel is badly in need of renovation, the outside paintwork is in terrible condition and the hotel has an overall rundown appearance. The inside of the hotel is outdated and the trip to the rooms was either by outside wooden staircase which was very unsteady and in need of repair, or, by a tiny lift suitable for 2 adults at a squeeze. The rooms were basic but large, clean and functional and the staff friendly and helpful. We would not however be tempted to return to this hotel.

On arrival our first impression on seeing the Hotel was alarm. It looked totally run down and shabby. However the receptionist was extremely friendly and welcoming. The walk ways were in need of repair and the lift totally antiquated. The bedroom was roomy and quite nice but the bathroom was not the best. Breakfast was a joke and consisted of sweet pastries, biscuits, watery orange and tea(which was nice). The recetionist had no change at all on paying the bill.

Staff in the hotel were helpful and friendly. However, the overall standard of the hotel was not good in spite of the good location. The hotel requires substantial maintenance which we believe the elderly owner is not prepared to do. Unfortunately, we would have to rate this as the worst hotel we have ever stayed at in Italy and in our extensive travels the worst in our experience . The hotel may be better in high season but certainly could not recommmend.

The property depicted on the website did not in any way resemble the actual property. The groungs were filthy. The furniture in the reception area was worn. The overall property was is very poor repair. The room, fortunately, was reasonably clean or we'd had left. Also, preventing us from leaving was the fact that we arrived late in the day.
The shower door was broken and there was no toilet paper holder. The overall appearance of the hotel was as if it had been abandoned. Had we been staying in Rome for more than one night (flight out the next morning) we would have tried to find another hotel immediately.

This was the most disgusting hotel we have ever seen in many years of travel. My husband is an Italian citizen and we have a business that requires us to be in Italy several times a year . While the bed linens were clean, the lamp shades had stains on them, the window sills inside the room were filthy, the room smelled like either insect repellant or ant and roach spray, and the furniture was old and extremely worn. The heat was so intolerable without air conditioning that we had to leave the first night and find another hotel. We had our children with us and they too were miserable. The best part was just when I thought it couldn't get worse, with the heat and the smell and the stains on the lampshades, a train comes passing by blowing its warning signal. We knew then that keeping a window open was no option if we wanted to sleep. Even the reception area has no air conditioning. There were no other quests in sight and you must walk a round about way to get to the tiniest elevator I have ever seen. I am clueless as to why this "hotel" has a 3-star rating and charges 160 Euro a night!!! Thank God, we had the guts to leave and packed up and left within 1/2 hour of our arrival. I have never done that before in 30 years of travel to Italy. The only good thing was the lovely woman at the front desk who was so kind as not to charge us for our rooms. I guess she is used to people leaving abruptly. AVOID this place and the seedy surroundings. It is nothing like the photos. For only 180 Euro we were able to check into a suite at the Satellite Palace hotel, a fabulous 4-star hotel in a much better area. All the airline pilots stay at the Satellite Palace and it is air conditioned and has a great roof top pool, perfect for our 3 children.

The Kursaal is a major disappointment: the photographs and description used on the website are many years out of date. The hotel is really run down: the carpets in the 'covered walkways' are mildewed and covered in dead leaves: the 'roof garden' does not exist: the grounds are overgrown. The surroundings have a general air of dereliction consisting mainly of carparks for the beach clubs opposite - the hotel is about 4Km out of Ostia.
In fairness the reception staff are friendly, and the sheets and towels are spotless and changed daily.
In summary there is no way this can be described as a 3 star hotel, and it is very overpriced for what it is.

The hotel does not correspond in person to the charming pictures: it is run-down, seedy, and smells of mold. It is, however, cheap for the area and the beach the hotels runs across the street is excellent--we were not advised in advance that it was not open in May when we arrived. We will not stay at this hotel again.

There was only really one place to eat, so that was very limiting. Also there were no shops, to buy water etc. I think this should be mentioned. A taxi to the centre was 15 Euros, so the hotel is quite a distance.
On the plus side the staff are generally very helpful. the beaches near the hotel are excellent.

The lady at the desk was the only good thing about Kursaal. The surrounding of the hotel was dirty, desolated and not friendly at all. So we stayed for just one night, which was no problem at all. The price is much too high for the hotel.
It woukld be a good hotel for young people if the price is much lower.

We were very disappointed in this property. The photos on the website made the hotel appear very attractive, but in reality it was rundown. Our room was not clean when we arrived. The bathroom floor was dirty and had broken glass on it. The room was spacious enough (we had a triple) and had the stated amenities, which were adequate. However, we would not choose to stay at this hotel again.

The room was infested with mosquitos. If this is the definition of eco-friendly, that should be more clearly stated. We ended up getting up at 4 am because we couldn't stand it anymore and were unable to communicate with the one person who was the hotel staff. We should not have had to pay for those few miserable hours, nor for the number of mosquito bites we took with us, but we couldn't communicate that, either. Finally, just to get out of there, we paid our bill and left. The property had the feel of a tenement house that just rented rooms when it could. There were people around who appeared to be living there as opposed to being guests. And the rooms were through winding corriders and walled in courtyard areas and up various stairs that made it all unsafe feeling.
Since leaving there we compare every experience we have to that night. "Nothing is as bad as the Hotel Kursal."

The shower was very dirty, the parking was unreliable, not safe (someone tried to open our car and broke the locks of the car). It is well located, as it is very close the station to go to Rome by train, but it is too expensive for the quality.
