After checking in only saw one person in hotel during three night stay. Left too early to partake in breakfast (opens at 8AM). Received a phone call and the person answering was very rude to the caller, but message was placed under door in my room and I got it. I think the rudeness might have been because the recipient might not live on site and had to walk over to deliver it. One concern: in case of fire, instructions are to call 911 and leave hotel phone number and then get out. There was no phone number posted. And, with one set of stairs from the 4th floor, I didn't know any alternative way of escape. A window ladder that could be hung on the center support of the casement window might be useful. Despite all this, I would stay at James House again.

The kindness of the employee Carlo and the quiet location near Victoria Station are the only positive aspects of this hotel. The single room is a kind of small corridor with a washbasin near the bed spreading water all around when you try to wash your hands or face. There's a small tray with the coffee/tea facilities looking quite miserable and no sugar and tea bags were added for the 2nd night. The walls must be made of paper because you can hear people going to the loo or having a shower just outside your room. The breakfast room has the same size as all the rest, with two tables for 2 and one for 4 and all the people waiting in the hall to have their rather poor breakfast. It would be worth choosing the hotel if the price was between 30 and 40, but I paid 55!

positives: great location very quiet safe neighborhood, close to victoria tube station and easy walking distance to Buckingham palace, Westminster Abbey, and many other tourist sites. Owner was away during our stay, but the interim manager was extremely helpful and kind. Bed was clean and comfortable. Negatives: The room needed a good cleaning (pipes along the wall were heavily coated in dust, and bits of food under the bed). Breakfast was minimal continental with toast, packaged cruisant rolls, corn flakes, and tangerines. Breakfast room was very pleasant. room rates were too high for accommodations and services. I loved staying in this area of London but would probably look for another hotel in this area if I return. There are lots of them to chose from on this street.

We stayed there for 3 night (Apr 08) and can recommend this hotel as a good value for money. It's only a few minutes walk from Victoria station and not far away from Buckingham Palace, Big Ben, London Eye and other attractions. The rooms are quite small but they're clean. Also, don't expect full English breakfast here. The staff is friendly and helpful. Only the TV in our room was a bit useless (poor reception), but you don't go to London to watch a TV, right? :)

We stayed at James House Hotel for only 1 night. We had a very small room, almost impossible to figure out where to put the bags and suitcases. However, the room was very, very clean, very cosy, perfectly arranged and decorated with tasteful details. Breakfast-room absolutely beautiful, clean, inviting and lovely. Host was great, very helpful and friendly. Would book James House again, and if staying longer than one day, asking for a bigger room.

Stayed for a full week and tried a single and double room. Small hotel due to be renovated with OK facilities. However, staff extremely helpful and friendly which made the stay an excellent one.

I stayed here two nights, Sep 20 and 21, one night in a twin share and one night in a single. Both rooms were clean and affordable. One had a bathroom ensuite and the single had a shower and toilet in separate rooms in the hallway. Both were very clean and comfortable for the price! I recommend this hotel to anyone wanting something close to Victoria Station or the Bus Depot. You are a 5 minute walk to either. The James House Hotel is a small (13 room) property. There is no elevator as this is a historical property. You must be able to climb stairs to stay here. Carlos was very hospitable and we enjoyed our daily breakfast and daily maid service. This was a good place to stay, in the quiet area of London! I would stay here again!

London rooms are known to be small, but I couldn't even turn around in ensuite bathroom. Used spoons from previous guests, hair from other people, dust on lamps...

The hotel is excellent, especially the kindness of the employees. The only problem I had was that the closet was not clean, so when I stored my clothes the got dirty.

the bath was *very dirty* with hairs on the floor and filth in the shower with blocked discharged tube. the rooms ar very small but is less considerable if you're in london for few days to visit the city and use the room only for sleep.

the advert did not indicate you have to share a single shower room and a single toilet with other people on your floor. This should be stated as it matters when you book. The hotel needs to be updated overall, the outside is nice.

I came with my wife to attend a govt sponsored 1-day conference and we decided to stay 2 days longer and enjoy the sights of London and need to be thrifty in our expenses. A typical bed & breakfast where the rooms are small and facilities are limited is the best option open to us. But James House is far better than others I have used before. It is clean and comfortable. While the ensuite toilet and shower facilities may be cramp, at least it is very clean and it has running hot water. The place is managed by an Italian-Briton by the name of Carlo. He is very accomodating, courteous and always ready to be of help. The place has wireless connection and it's free, better than the named hotels around town. What is extra nice about James House? It's centrally located and only a block away from the Victoria Train Station and the Victoria Coach Station. So movement to and fro the airports is cheap and easy. The walk is so convenient and safe. The community is clean and quiet. You can walk to the Buckingham from there and to other sights easily. For a tight budget, the train station nearby has food stalls that are very affordable. Tour buses start from infront the station too. Next time you want to stay in a nice, clean and safe place and easily accessible, I'll always recommend James House Hotel. I 'll always come back here every time I'm in London. No more of the big name hotels.
HOW TO REACH THE HOTEL
By airplane
Whether arriving or departing from the James House Hotel, its convenient vicinity to Victoria train station, coach station and underground will easily transport you to any of the four London airports; Heathrow, Gatwick, Stansted and Luton.
From Victoria Station you may take Gatwick Express to Gatwick Airport, which takes 30 minutes and leaves every 15 minutes.
National Express Coaches at Victoria Station have a well signposted depot at Heathrow Airport called Heathrow Central. Coaches run directly from there to this Coach Station, taking approximately 50 minutes.
For direct connections to Heathrow Airport, you take a Westbound District Line train to Hammersmith Station, where you change to the Piccadilly Line (also Westbound), which takes you directly to all Heathrow Airport terminals.
