The hotel is located at 5 minutes walking distance from Assisi's main sight, the Basilica di San Francesco. The view from a part of the rooms is marvellous and the rooms are clean an spacious. What really annoyed us about the hotel was the fact that we had booked it because according to the website there were free parking spaces. When we arrived, however, there were none available and the clerk was actually quite unfriendly and unhelpful, telling us to leave the car at the public parking area (where you have to pay of course) and that we could move the car later on. Fact is, during our stay no parking spots freed.
Also the heating was actually hot air blowing from the air conditioner, so room and bathroom were really cold.
Otherwise, the hotel is located excellently and the rooms are clean, fresh an spacoius. Maybe the clerk just had a bad day that day, but our impression of the staff was just not that positive.

We were very well received. The man was most helpful in every way and recommended an excellent restaurant. We were tempted to stay for another night, of course because of Assisi being a wonderful place, but also partly because it was such a nice hotel.

It is such a lovely hotel - my room had a little balcony that over looked the valley - and there is also a larger balcony at the end of the hallways for people so sit and enjoy the view of the cathedral as well as the scenic views. The air conditioning was excellent, the breakfast lovely; I am a diabetic and when i was in need of food it was provided for me immediately. I met some travelers in the foyer; I am also a pianist and if the piano was tuned I would have played some for them. There is an internet access, one, and they charge $10 euro an hour which I think is a bit excessive and it might be nice to have more than one place to hook up - but - they only charge you for the time you are on - and lets face it, in Assisi, except to tell friends you are there and healthy, who needs to be on the internet.
I will stay there on my return with many others next year. It has the feeling of a spiritual guest house, with both the solitude of lovely old rooms, and the current standards of todays travlers. It feels like Assisi, not the Holiday Inn - its just right.
