The staff is kind but not so professional. A nice hotel for students if the price wasn´t so high. You can find much better (higher standard) hotels in the surroundings for the same price. The hotel is not worth 3 stars, just one.

I would recommend this facility to all. Need to change contact phone # on web site, it is missing the (0). It is on the brochure but missing on the confirmtion page you travel with.

we had a lovely stay, the owners were very relaxed and helpfull even helping us sort out or laundry issues! a short stroll to the bustle of the main beach area where we were surprised to have to pay for a spot! As Australians we found this strange but could understand it with the beaches being so small.

On arrival at the hotel it was nice to get free parking for the first time and also being shown where the room was, where to put the car and to see how close the town was for later on.
The two brothers were very welcoming, spoke excellent french for englishmen and most importantly were genuinely nice guys. I enjoyed many a chat with them and found them very friendly - offering us good tips on food and bars for the evening.
The outside terrace was lovely (as per the pictures) and the inside bar / sitting room was a good place to lounge in the afternoon.
The best place was the few min walk to the Juan les Pins town and the bubbly nightlife with excellent beach (sand not gravel like most of the coast).
The room itself was well cleaned and excellent value for money. A touche small it had a good sized bed and sun kissed balcony for lazing with a book.
Overall, the location, price and welcome were second to none.

We (two adults and a 1,5year old boy) had an enjoyable stay at the hotel. The staff was really helpful and friendly. The room was nice but not very spacious. The location was brilliant. I would definetly recommend it.

We were staying in the hotel during the winter mid-season, when we practically seemed to be the only guests. We could also enjoy the owner's informal and kind hospitality and pleasant conversation. We love animals and therefore we were amused by the presence of a nice dog. Still, we suggest to always inform the clientele of the presence of animals in the hotel: someone couldn't appreciate it.

This was more like a second rate youth hostel than a 3 star hotel. The room was tiny and the walls dirty and paper thin. The floors and stairs creaked loudly and the doors could do with oiling and some kind of device to stop them slamming. Not peaceful! The towels were grey and not replaced with any frequency. The lobby/reception was still locked at 8.15am and I was unable to check out and unable to retrieve the property I had left at reception. The property has not, to date,(02.10.04) been returned to me despite repeated requests since my visit in late August. There is a thin line between being laid-back/casual and being unprofessional. The brothers who run this establishment are unprofessional. They clearly know nothing about hotel management and neither do they care about their guests. It's a shame because the location is half-decent and the building has potential. Not worth the money. GO ELSEWHERE!

This is a beautiful hotel and in an excellent location, 2 minutes to Juan Les Pin centre, the coast and about 10 minutes walk to the train station. Breakfast was an extra €8 and was very basic but the hotel is fabulous and the rooms were lovely. It is a boutique hotel and it does cost more than average to stay here. I would stay here again if I was not on a limited budget.

A nice bed and breakfast with a 5-minute walk down to Juan les Pins. The hotel is a great starting point to explore Antibes and the Cap by bicycle or car. The hotel is run by two young Englishmen who are very welcoming and accommodating. One thing that is not posted on the website is that the office closes at 10pm. We did not arrive in Antibes until 10:30, however, the staff waited for us and made sure that we had a room even though the hotel was full. One of the highlights was coffee, croissants and baggettes in the courtyard each morning. A very relaxing way to start the day. We would defintely stay there again.

We were surprised that the prices given did not include breakfast, which made a considerable difference, almost 180 Euro, compared to given price via internet and you.

A very well presented, small 'boutique' hotel, run by two young (multi-lingual) Englishmen who are brothers. Our room (No 12) had its own balcony, was well appointed and comfortable.
The hotel has a 'Faulty Towers' feel about it, which added to its charm, but a lack of organisation detracted from the level of service provided. Overall - A nice hotel in a secure, quiet location within easy walking distance of the beaches and the heart of Juan Lapin.
