| The city centre is around 20 minutes away on foot and 10 minutes by car, while the airport is 30 minutes by car. All the main tourist attractions such as Edinburgh Castle, Holyrood Palace and the Scottish Parliament, etc., are all well within 1 km radius of the hotel. |

All rooms are tastefully decorated and furnished to a very high standard. En-suite bathrooms in all rooms add to the visitors' comfort and enjoyment, as do the full central heating, colour TV, radio/alarm, hairdryer and tea/coffee making facilities.

Very nice and spacious bedroom, I definetely will recomend it to anyone who wants to visit Edimburgh. Fantastic breakfast and helpful staff.

The only problem is that noone was there when we got the b&b late in the night (as advised before by phone), but in 10 minutes the manager arrived and gave us the room. Apart of this incident the room was very nice and clean and the service as well. Good breakfast. Quite far from the centre (30 minutes walking).

Laundry service and internet were not available, despite being advertised. Free parking was limited to three vehicles, but parking might be found on side street. The location is quite good - walking to downtown is not practical because of the distance, but bus service is good.

One of the most spacious B&Bs I have ever stayed in UK. Very clean and tidy. Host voluntarily bought us ample takeaway for breakfast because we had to leave early for a day tour. East reach by bus. Will stay here again if I ever visit Edinburgh.

The garden areas to the front, side and rear of the property are well-groomed and very pleasant and of course are child friendly, which is a great benefit to family groups.
Leading out from the rear conservatory breakfast room is a raised patio area, which is pleasant in both summer and winter.
