I found to receptionist on check out to be very rude and unhelpful, nowhere on your online check in did it say parking was to be charge for, to our shock we were charged for 2 nights in the Garage.....i'm very angry about this...

it is a very cheep looking Hotel with worn out rooms for price, location and category they try to rip you off.
staff was very unfriendly and not helpfull
the property is located in an area of town which is out of hands and seems still not finished to be developed it looks like part of a construction site
for my online-reservation my double-room was quoted 210 Europe without breakfast. when I asked to turn the reservation in, I was asked to pay 168 Euro while a gentleman next to was asked for a single-room 268 Euro. when I wanted to give him my room, the desk-person answered: no way! for me, this is cheating!

I was in Munich on holiday. Together with my roommates we travelled around in the city a lot. We had a good stay in hotel Schwabing. However, it would have been nice if we had known the name of the nearest busstop. Because it isn't written down on the website we didn't know the best/quickest way to get to the hotel by U-bahn and/or bus. I recommend hotel Schwabing to provide a route description for tourists (public transport) as well as business men (car).

Everything as advertised. 5 minute walk to U-Bahn(subway) is ok. Good compromise for price vs. quality at the cost of location. Bakery and supermarket in small indoor stripmall behind hotel.

The hotel is fairly comfortable and the price convenient as regards its level.
It is located in the quite far surrondings and not in the middle of Schwabing, as described in the website, and it takes at least twenty minutes, even by with underground, to reach the centre of Munich.
Furthermore breakfast is not included in the price and the swimmingpool is not open on sunday.

The hotel surroundings are very loud in the early morning. The delivery truck of the nearby supermarket and the hotel itself came at 6:00 in the morning and was there for one hour making lot of noises, which spoiled our sleep completely. So stay there if you have a tight schedule, else if you want to sleep late, go for higher floor rooms or a different hotel.

It maybe offered a price with breakfast included. In fact they asked 12 euros for a one person breakfast.
A little bit too far from underground station.
Anyway, it was a very good staying, and people at the Hotel were good.

The hotel was generally very good. unfortunatly - they didn't have any non-smoking rooms when I checked in, even though I specifically required such room. Moreover - When checked-in I asked if the room rate includes breakfast and got a POSITIVE response. At Check-out I was required to pay extra for the breakfast!!!

We had serious price problems: we have booked five nights at 109€ per night. The first problem was that, according to the hotel, breakfast was not included in the offer so they added 24 extra euros per day. Then, we saw at the reception desk much more convenient offers so we tried to change our price squeme, but the hotel did not admit it saying that we had made the reservation through Internet (¡?). Finally, we decided to cancel the last night, what was initially admited by the hotel but when we made the check-out, they charged 28 euros above the total account (464€ instead of 436€).

we booked and it didn`t say "without breakfast" on venere.com booking formula. When we wanted to have breakfast, we got told there isn`t breakfast included, it would be an additional charge of € 12.- p.P !!!! So, the room would have been € 24.- more expensive. If we would have known that we would have taken another hotel, as there were some nice incl. breakfast more central than this one ....

Clean and good hotel. Prices normally ok.
They didn't know by them self the prices for the rooms and if it was including or excluding the breakfast. For the double room whe paid aboud € 60,- including breakfast and for the triple room whe paid aboud € 65,- plus 3 times 12 euro for breakfast. Be sure about the rates.
First bill was about € 140,- too high with 15 x breakfast for 5 people and 2 nights.
Service and prices ok.

Heavy construction all around the hotel and since we had to sleep with the windows open because of the heat, it is very noisey. Another car got a flat tire from driving over something due to construction. Hotel had a wonderful breakfast buffet, but should make it very clear that it is not included in the room price.

there is nothing in the neighbourhood, but ok for one night sleep and then go. Hotel was busy with works inside, outside and so there was some noise. They even provided some eartaps. No airrconditioning. Very clean, very good breakfast, easy to find thanks to plan.

It is located at an industrial area, quite far from Munich center, and from public transport. It is published as having free parking, but all it has is a completely lonely waste ground, open for anyone and not watched, not even sized enough for hotel guests cars. I had to park in the 'street' surrounding the hotel both two nights I spent there, and one of them had to park on a forbidden place (not other place near the site), where I was fined.

The hotel was unfortunately under construction during our visit, in preparation for the WM, which made the stay a bit noisy. The hotel provided earplugs and offered a discount on their fixed dinner menu as compensation for the inconvenience. The staff was very friendly and helpful in providing information and directions and the food and service at the hotel restaurant were excellent. Our room was not ready when we arrived and we were offered a complimentary drink while we waited. Despite being located in/near an industrial park, it was a pleasant walk from a nearby subway station, and right next to a bus station and great cafe, where we opted to eat instead of paying the 12.50 EUR for the breakfast buffet at the hotel. My only true complaint was the shower- simply using a weighted shower curtain would make showering much more pleasant, and they only provided the standard European shampoo/soap in a pump dispenser, which was inconveniently bracketed to the sink

Mäßige Lage, einfache Ausstattung aber freundliches Personal. Insgesamt ok jedoch etwas teuer. Pool war nicht zu nutzen und es gab keine Info auf darüber im Portal.
War nach diesem Aufenthalt im IBIS und fand es dort angenehmer.

There is really no common area. They are about 500 meters from the train station and it is hard to find. It was a 30 Euro cab from the train station. No public phone on premise. Pool and steam were unavailable. Not a bad place to put your head for a night.

We stayed here a long weekend and everything was fine. During our stay they were still renovating the exterior of the hotel, which could cause noise during the week, but during the weekend it was quiet. The renovation should be finished in May 2006, so this is likely not to be a problem in the future. As compensation for possible disturbances (not that we experienced any), we got discount coupons for dinner in the hotel restaurant which was pretty good.
The hotel is a bit far from the city center, but easily reachable by subway. There's nothing much near the hotel, except for one shopping mall.
The description of the hotel both on Venere and on the hotel's website is quite misleading, since it gives the impression that rooms have Internet access and minibar, but this is only true for the superior rooms, not for all rooms. So, if these are important for you, make sure you get one of the better rooms (which of course cost much more). Apart from that, all was fine with our stay.
