El lugar esta muy bien ubicado, desde ahi se accede facilmente a la pizza del campo caminando. Las habitaciones son comodas, el desayuno esta bien (compuesto de tostadas, croissants cereales, manteca, mermelada e infusiones). El lugar del desayuno y el BB es muy agradable, es como estar en una casa. Es tal y como se ve en las fotografias. Lo unico a tener en cuenta por personas mayores o con dificultades de movilidad es que el bb se ubica en un primer y segundo piso por escalera.

Overal an enjoyable experience. Great environment within the walls of the old city. Staff are friendly, very competent and ready to assist. Welcoming needs improvement. We arrived late at night with no one in attendance and a telephone number to call (no cell phone). Finally, we noticed a note in a tiny box mounted on the wall with the entrance code and directions to the room. Room overlooked street which was quiet only from about midnight to 6AM. I guess that's to be expected in an old city like Siena. We still slept well. Public areas are minimal and not conducive to leisure. Great place if you only need a room.

We liked virtually everything about the hotel except that it is located on the top of a hill where motor scooters are allowed. There was a lot of scooter traffic and revving noise. It lessened with the window closed, but it was still there. We probably wouldn't stay there again because of the noise, but if you can sleep with earplugs or the noise doesn't bother you, then it's a great place. The people were very nice and accommodating and the room and common area excellent with a nice European feel.

We had a wonderful room with a view towards the town. We have absolutely no complaints. We knew on beforehand that there would be no breakfast, so we were prepared for a walk round the corner, but it wouldn't have been difficult to produce a simple breadfast in the hall. The only thing I didn't like was the plastic covered easy chairs. The location was superb, as it's nice and convenient to stay on the West side of the town.

The only negative point to it is the very difficult way of arriving there. It is almost impossible to arrive by car. I was escorted by the police to arrive there and could not leave the car for more than 5 minutes to unload it. The B&B should keep at least two local oarking spaces for clients to unload and upload the luggages. To arrive to the B&B you have to drive in the NO-DRIVING zone of the city center.

This is a little tricky to rate. The B&B was clean and the location was great. Unfortunatlly on one of the nights that we stayed there someone locked the door to our floor. There was no key provided and no one would answer the door. We called the phone number that was on the office door and it was unavailable. We ended up having to try and sleep on the floor of the dining room. As we never saw the manage again I sent an email when I returned home to tell him about our being unhappy about this matter and he wrote back that he would like to give us a refund, which was more than fair. Needless to say it did not arrive. After waiting for over a month I tried again and received an email fron Cinzia the new manager telling me the other follow was gone and he would like to send the refund. Although we had a few problems with the wire transfer, Cinzia keeped on his bank until I recieved it. I would now be willing to give it another shot. As i said the location was terrific, the rooms were clean and desent sized. We really like the communal breakfast table. We got to meet some very nice people from many differnt places. If you stay there go to the little bar right next store. The guy has a great selection of Jazz and Blues CD's. Siena itself is a great place to spend some time while on vacation. Although it is a fairly small city we never were bored or ran out of things to do or see. Go and give this B&B a chance. I know I will again.

First time there, and turned out to be a very good accomodation for the required price. The parking of Pian d'Ovile is at 5 min by feet, and has a convention with the B&B for a 15€/day fare, not obvious in Tuscany. The B&B is wihtin the walls marking the center of the town, and the view from Donatello room is really nice. We stayed at the end of Dec., so no problem for lack of air conditioning (heating was adequate) or noise from open window. Being Italian, I didn't experienced any problem for language (by the way, in the US in never met anyone in hotels speaking Italian!). Room was clean and ordered, with clean and well pressed bedlinen and towels.

We actually didn't stay in the B&B, b/c I guess they were overbooked. So, they put us up in an apartment in the most central location. So, no complaints there. Until an hour later we were told we had to share the first night in the apartment with another couple (they gave us a small discount). Not a huge deal, we had separate rooms, but not what we preferred. Since we were in the apt I guess, there was no breakfast, except some yogurt and biscuits. Still we had a good stay, hosts were very nice, awesome location, great price; just think the B&B may have been a little better. Take a cab from the train station (under 10euro).

Biggest problem was that the directions to the B & B were incomplete AND we had trouble getting the proprietor to answer the phone. Once we got there, everything was fine. My score for "quietness" is related to the fact that most of these old buildings have hard surface floors, ceilings & walls. Sound travels. Secondarily, our room was right outside the breakfast room. Sleeping in would not have been an option had we desired it. Not much English spoken here, but enough to get by.

It was quite difficult to get to the place (Via Stalloreggio) by car as we did, but that is mostly due to Siena's very complicated car infrastructure. The locations of the apartments are great, in the middle of the historic centre, everything within walking distance even for a handicapped woman 8 months pregnant.

The three most important things for me in a hotel room are (1) the firmness of the mattress (I have a very sensitive back and can't sleep on soft or springy beds), (2) the quietness of the room and (3) its cleanliness. The Lorenzetti room at San Franceso B&B met the first criteria perfectly - the bed was firm and very-very comfortable. The room was also fairly quiet. We didn't hear neighbors at all. We did hear motorcycles from the street, but it wasn't bad (the room faced back), and I think you'd be hard pressed to avoid that anywhere in Italian cities. I always sleep with earplugs, so the motorcycle noise didn't bother me at all. My husband (no earplugs) didn't have trouble sleeping either. The room was very clean, had a good shower and enough space both in the room and in the bathroom to spread out. The receptionist was very helpful. The hotel is within walking distance to Il Campo. Overall, we had a great stay and would definitely come back.

We originally booked for San Francesco. We were advised twice of changes to the location of our accomodation. We eventually stayed at Via Stalloreggi, 19. I do not think it is acceptable to change the place you have booked, even though (apart from the cramped space and noise) we were happy with our eventual accomodation.

The directions to the B&B do not bear are not helpful in any way. It took us almost three hours and the help of five strangers to finally find the place. And, we still can't figure out exactly where it was located on the map. However, once we did find it, it was cozy and clean, with a very nice ensuite bathroom and a great breakfast. Better directions to the B&B in the confirmation information are an absolute necessity.

Charming B&B, liked the communal breakfast and the location is perfect. Access a little tricky but managed to park our car in the Basilica car park just around the corner once we had found a route up into the town! Loved the relaxed atmosphere in the square, take a bottle of wine with you and watch the sun go down.

Won't return to this B&B. It was arkward to get to. The car park was quite a walk away ( all uphill) and was very expensive ( £80 euro for 1.5 days).The photos on the website were deceiving. There was no view to speak of. The room was cramped and at the top of several flights of concrete steps...Being six months pregnant it would have been good to know this before booking. The owner / manager was heavily intoxicated on welcoming us. The breakfast was very poor. We travelled around Italy from the lakes to Venice Florence Rome ect over a two week period...This was the worst accomodation we came across. The room was over priced and not good value for money. We couldn't wait to leave.

We stayed for 2 nights on our tour of Italy and San francesco room were the best we stayed in compared to Venice and Florence etc, superb location, friendly staff, communal breakfast was interesting all sat on a large table with so many different cultures there. You won't go far wrong with this place at all and would recommend it to anyone at 80 euro room per night.

My husband and I were in Italy for 2 weeks and stayed in 6 different hotels/B&Bs and this was the best. Very clean, great breakfast, nice bathroom and bed. Having the window open was a little noisy but not a big deal since we were out most of the time. I would definitely stay here again. AND, Siena is wonderful

This B&B is only a few moments work from the wonderful churchof San Francisco and the an 10 minutes from Siena's famous Campo & cathedral The accomodation was very difficult to find from the instructions supplied. Our bedroom was clean & airy. The facilities provided for seveing breakfast were totaly inadequate, and the staff were unable to cater for all of the guests on 2 of the 3 mornings we had at the B&B.

Very good service with infos about restaurants, shops, museums, surroundings and also parking lots. Emanuele even helped us without hesitation to jumpstart our car when the battery was empty, even though ist was really hot. Location cannot be better in Siena. We will come back whenever possible.

Our stay at San Francesco B+B was fantastic. We had a spacious room which was extremely clean as was the bathroom. We had to leave early the followind day but Massimo made sure that we still had our breakfast. He is a great host. The B+B is a bit on the expensive side but it was definetly worth it.

Massimo was a splendid host. The Hotel was located in reach of all of this beautiful town and its ammenities. Arriving by train, the taxi to the Hotel was swift and inexpensive. The noise from the Vespa motorcycles below through the night made us wish for double-glazing!

10 out of 10! We travelled around Europe for 6 weeks and this was by far the best place we stayed. The location, the interior design, and my lord, the breakfast was AMAZING. A maid brings you a big trolley of goodies to your room at the time you want in the morning. We talked about that breakfast for the rest of the trip. And internet is free, a little bonus! Massimo is a warm and generous host, and the property is close to everything. He also does a nice job with breakfast, which is taken a bit more communally than in most places--one long table. But this was fun, and added to the conversation that is also part of the B&B experience.

My sister and I spent two nights at the B&B San Francisco and would have liked to have stayed longer if the room was available. It's a popular place for good reason. The rooms are very nice, not real big but with enough room to be comfortable. The breakfast was prepared by Massimo himself and was very good with a large assortment of foods that included cereal, yogurt, pastries, fresh fruit, coffee and more. Massimo is a very friendly and helpful host and very charming. The location is fine for getting around on foot. The only minor drawback was our room was right above a noisy street and a motor scooter parking lot. However, with the windows closed, just about all street noise disappeared, and we slept very well there.

The B&B San Francesco was very enjoyable. Our room was small but quite comfortable. The bathroom was very clean. Breakfast was very good and filling. We would definitely plan to stay at the B&B again on another trip. The only challenge was we had to call the host once arriving in town to meet at the facility. As we were traveling via bicycles, this presented a bit of a headache but nothing that wasn't made up for by his graciousness and the nice facility. Just be prepared.

San Francesco Bed and Breakfast was conveniently located near the city center of Siena (about a five to eight minute walk). It was a little less than a 10 euro taxi ride from the train station when you arrive in Siena. The room was spacious enough for a three day stay. The bathroom was spacious as well and very clean. You are not allowed to bring food into the room and the minibar is not for guest use. Breakfast was simple but there was plenty of it. The one staff member that we saw pretty much did everything. He was there in the morning but after noon you did not really see him anymore. He was very helpful in helping you get around or telling you which bus you need to take to get to places you may want to go. We spent little time at San Francesco since we wanted to see more of Siena than the B&B. But my wife and I were very delighted to see the quality of the room and the establishment when we arrived. We would definitely go again.

The best B&B we stayed in Italy. The room and bathroom are very spacious and clean. The breakfast was excellent (coffee, yogurt, many kinds of bread and cake, fruits, ...). Massimo (the manager) spoke good English and very nice. If you go to Siena, stay here.

We had a very nice stay. The location was great in that it was located within the "old" city. We had trouble finding the B & B, but with a quick phone call, we were met by the manager, and he walked us to the B & B. We highly recommend this establishment.

This B&B was by far the nicest on our trip. It matched everything as advertised on the website, and is in a quiet picturesque area of Siena, but still in the city center. Massimo is a wonderful person, who truly seems very enthusiastic about what he does. He gave us great directions to wander around the town (and a free map)and how to get back to the train station the next day. The breakfast was great, especially for one provided with the stay. I hope to get back to Siena again soon and will definitely try to stay there.

HOW TO REACH THE HOTEL

By car
From the exit Siena Nord of the RA3, proceed on the Strada di Castellina in Chianti. Drive through Siena and at the roundabout, Via Fiorentina, take the second exit. Continue along Via Fiorentina and then along Via Achille Sclavo. Reach Piazza Carlo Rosselli, proceed along Viale Giuseppe Mazzini and take Via Garibaldi. Turn left onto Via del Pian d'Ovile, then left again onto Via degli Orti and finally turn right onto Vicolo degli Orbachi, where the B&B is located.

By train
From Siena railway station turn right onto Viale Giuseppe Mazzini and take Via Garibaldi. Turn left onto Via del Pian d'Ovile, then left again onto Via degli Orti and finally turn right onto Vicolo degli Orbachi, where the B&B is located.

TRANSPORT SERVICES

You can leave your car at Pian d'Ovile or at S.Francesco, both within a few hundreds metres to the B&B.
