We spend a great weekend at Le Suite di Via Ottaviano, really close to the Vatican and the Metro Station, quiet, nice, clean and so warm!!! great breakfast. I we come back to Rome for sure we'll stay at the same place.

It was a perfect location to stay -especially for the price- and the service was nice! However, if your room is located at the front of the building, there is quite a lot of noise from the cars, busses and trams. As to the room, unfortunately there was a double-decker bed in it, which made the room cramped. The hotel did not meet the expectations we had on basis of the very high rate on venere.com.

The hotel does not have any public areas. It is a converted apartment so has en suite rooms only and breakfast is served in the room. The room was clean and comfortable, the breakfast was more than adequate for a morning of walking around Rome. Some care was needed in the bathroom as it was on 3 different levels.
The map on the site is not very helpful in locating the hotel. If you arrive by taxi, the driver needs to take Via di Ottaviano off the piazza, then take the first turning into Via dei Gracchi. The hotel is on the left, next door to a pizzeria.

The room and service were wonderful, and the location to the Vatican was great! It was a little far for getting to the other sites in Rome, but had great access to Metro, busses, and was walkable for us.
It was one of our favorite hotels on our trip to Italy, and we would highly recommend it to others. Well priced for Rome, and a great hotel!

My sister and I stayed 3 days in mid September 2007. My sister's luggage was not on the plane when we arrived in Paris, we drove through France and took the overnight train from Nice to Rome. When we arrived at B&B Le Suite de Via Ottaviano Angelo had received a call from Air France about the luggage, and accepted it not knowing who the luggage was for as the room was reserved in my name. An unexpected welcome treat. Our 3 days at Suite di Via Ottaviano was the best hotel experience of our 12 day trip to France and Italy.

Angelo was very helpful when we arrived and spent a lot of time with us sorting out the parking, pointing out the self serve laundrette etc. The room was small but that's likely the case for Rome. We were asked to pay in cash which was very annoying - we could have declined but we were on vacation so couldn't be bothered to fight.
Rooms are located very close to the Vatican.

We had a great room with a corner window. Spacious,clean and good bathroom. Could not find a better position to St Peters and the vatican museums etc. Also, just a short walk to the metro line. Breakfasts a bit spartan (ie. just bread and coffee) but apart from that, would highly recommend. Great value for money. Wonderful hosts also. We'll definitely be staying here again.

Very good place to stay for the price but no public areas so no meeting other guests. Elevator rather old and stairs very long so not for older people or young children. Breakfast adequate but we would have liked cereal and fruit as kiwis dont eat a lot of sweet things for breakfast.Very helpful and accommodating staff. Great position to the Vatican and trains and taxis very close so easy to get around. Would stay here again.Shower was good which was great after some of the ones that you find around Europe.

Angelo and Joel are very nice, welcoming people. From our late arrival through the entire stay they were very accomodating. We took an early morning tour so we missed our breakfast delivery (yes, breakfast is delivered to your door every morning!!). So, the next morning, Joel gave us extra croissants! Our favorite! Grazie!
You are literally 2 blocks from the Vatican, one block from the taxi station, across the street from a currency exchange store, upstairs from an ATM, and on the same street as several cafes and pizzerias. Extremely convenient!!
A small bed and breakfast. Great for small groups and couples looking for something not so commercial.

Great location for walking to attractions. Noisy area, but everywhere in the city is noisy. Very nice staff. Good but tiny breakfast. No public area, just rooms. Staff was helpful. We used the quad room for 2 adults and 2 teenagers. Small for anything but resting/sleeping. Price seemed steep, but Rome is expensive and we went at a busy time.

The B&B was incredibly convenient to the Vatican and the Metro; we were able to visit most of Rome from this location. The room was lovely with a beautiful view of the Vatican from our window - "A Room With A View". We had a key to come and go as we pleased; it was like our own apartment! The only drawbacks were: a small shower (really small) and the breakfast to be simple and minimal. However, our overall rating 9.0

Le Suite est situé à deux pas de la place St-Pierre et du Vatican. Nous avons très grandement apprécié le quartier qui devient tranquille après 10 pm. Il y a amplement de restaurants autour mais de grace éviter ceux proposés par les proprio qui sont des trappes à touristes infames (surtout la Grotta Azzura...) habitués èa servir les groupes organisés (nourriture de masse sans goût et expédiée...). Le petit-déjeuner se prend au café du coin. La sélection est alléchante, seul hic, vous devez le manger debout, il n'y a pas de tables et encore moins de chaises...
Nous avons aisément visité Rome depuis cet endroit, autant à pied (la distance jusqu'au Colisée se marche aisément en environ 1h30 en flanant d'une rue à l'autre...) qu'en transport en commun (Métro ET bus à un coin de rue...).
Les proprios sont très chics et vous remplissent d'informations pratiques dès l'arrivée (horaires des bus, etc.) et arrangent votre retour vers l'aéroport sans anicroche et en temps.
Finalement, la place est un b&b qui tend vers plutôt vers l'hotel hybride puisqu'il s'agit d'une suite d'appartements transformés en chambres avec salle de bain individuelle dans un building public.
Nous le recommandons sans restrictions et nous avons été pleinement satisfait de la prestation... et du rapport qualité/prix.

We were very pleased with our stay. The rooms,
though small, are very clean and very comfortable.
Despite its very convenient location (100m from the
Vatican, only slightly farther to a Metro stop), it
is extremely quiet, and quiet places aren't easy to find in Rome.
In addition, although this is not a full-service hotel (hence the question about public spaces really doesn't apply because there aren't any), we were given first-rate service. During our stay we
encountered a special problem (a dental emergency)
and the hotel manager did a wonderful job helping us.
He arranged a speedy appointment with his own
dentist, got us there quickly, and the dentist, to
our great relief, did an excellent job.

The main door would not always close properly and had to be forced closed.
The breakfast at the corner cafe was excellent with one problem. One of the server would not want us to sit by the tables unless we paid extra. This was taken care later and I was reinbursed. The management should make it clear to the cafe as to the type of service required so that the guests would not suffer any embarrasement.
I would also recommend that someone attending the rooms would also help with the transport of the baggage at arrival and departure.
Otherwise We really thought the rooms were exceptional and we want to come back in July.

GREAT location two blocks from St. Peter's Square. The rooms & baths were SPOTLESS.
The polite young man who welcomed us spoke English well enough to outline the basics, but could not answer any questions. He left as soon as we arrived and we did not see him, or anyone else, until payment was due. We never got the answers to questions about internet access, using the in-room phones, or alarm clocks. The "bed and breakfast" more like unstaffed hotel rooms (no public areas), with coffee and a pastry provided in the shop across the street. We could not have breakfast on our departure day because the shop was not open by 7:30 AM.
Street noise was bothersome at times, however not surprising due to the location and proximity to St. Peter's.
We experienced a shortage of hot water in both bathrooms, but enjoyed the unique massage/shower units.
Either a host or concierge would have greatly improved our stay. This is a perfect place for folks who are familiar with the area, speak Italian, and do not need any assistance.

Couldn't check in, person we were to meet had stepped out and we had to waite on street for about an hour, no note left or explaination left or alternative plan. They need some type of system for who to call in an emergency. In the middle of the nite alarms went off, we found no contact number so we had to guest on how to disarm it. Freindly staff when there.

The suites were ideally located, within a one minute walk to the Vatican and a two minute walk to the train stop that will take you to all the other sites in Rome. The suites were beautifully appointed, spotless, and had wonderful bathrooms with a jucuzzi tub, which was perfect after a long day of romping around Rome!
Angelo, the owner, and his right hand man, his 8 year old son were very informative, and suggested a place to eat just around the corner where the locals dine. It was packed, and for a good reason. The food was delicious. We found Le Suite di Via Ottaviano to be an ideal place to stay in Rome, a great value, would reccommend it to others, and hope to return one day.

Angelo & Erica were very welcoming.The rooms in Ottaviano were recently renovated, were fantastically clean and easy to find.There are only 5 rooms (bedroom/ensuite) and no facilities for tea/coffee or light food preparation. Breakfast was the biggest disappointment....a bread roll or croissant and a cup of coffee in a take-away cup from the bar across the street, and not before 8am. However I would stay in Ottaviano again because of it's great location for the Vatican sights of Rome.Perhaps Angelo will become more aware of the need for light refreshment facilities as time goes on.

We were there in May 2005(two adult couples) and we needed a month or two perspective before doing the rating. The B & B was hard to find (local shop personnel didn't know) and when we called, we had to wait for the English speaking person to return. When we arrived with our luggage (after a trip on the Metro) we found that the elevator was our of service for longer than our stay! We certainly got our exercise. Next, we had difficulty getting the air conditioners to work. Due to the location and street noise, you will need them. One finally worked, but the other room never did. On our second day, the whole place ran out of hot water at about 5 p.m. That was not restored until the next morning. Hopefully, all of these issues have now been resolved by the management. If so, this is a wonderful place to stay for the price AND if you feel comfortable doing Rome on your own. You are about 3 blocks to the metro one way, and 3 blocks to the Vatican on the other. The rooms were beautiful. Yes, language was an issue, but it was a cultural experience trying to resolve requested repair issues between English and Italian.

We were very please with the accomodations. The rooms were recently renovated and very nicely done. Although not overly spacious, they were very comfortable. Being from USA, we would have liked an English TV station, but hey when in Rome do as the Romans. The location is fantastic to the Vatican, a few minutes away and metro close. Many shops and restaurants close.

The property is well located near the Vatican, the Rome Metro, and the Piazza del Risorgimento -- with its bus, taxi and tram stops. Recently renovated, the rooms are clean and well-appointed. The bath is especially attractive and the shower was outstanding!
The property is on the fourth floor, so, if the elevator is out of order it means climbing stairs (not so bad really).
Upon arrival, we were greeted warmly but were disappointed to learn the quadruple room we booked for ourselves and our two grown children was really a double with bunk beds. It was very cramped for four adults. But we quickly grew accustomed to the room and agreed that its cleanliness and the property's location more than made up for its size.
The owner, his wife and their small staff were very accomodating and helpful, arranging for a smooth early morning departure by taxi. Overall, our stay at Le Suite de Via Ottaviano was very good.

New place run by people who are very excited about it, but hardly speak any English, so be careful if you don't speak Italian. They're still working out the kinks in this new place, where the power went out late in the night, causing a florescent light to come on in our room and wake us up. In the morning the credit card machine was down so we had to scramble to pay for the night in cash. Otherwise, all was well. Facility was nice and people were helpful.

Having booked well in advance, my girlfriend and I happened to arrive in Rome on the day the Pope died, and we left on the day he was buried (2nd - 8th April). As the suite is some 5 minutes walk from St Peter's Square, this meant the surrounding area was very crowded, day and night. This in turn meant increased noise level at all times, and even though the suite we stayed in had modern, double-glazed windows, the noise from the street was still audible, especially during the night. To be fair though, these were extraordinary circumstances, and I'm sure the noise-level during "normal" times is less irritating. The only other mildly irritating problem we had was the heating in the room which produced some kind of a distinct ticking or clicking noise, at random intervals most through the night. Turning the heating off in the room didn't alleviate the problem. We got mostly used to it after a couple of nights though , and didn't bother even attempting to communicate this small problem to the owner due to language difficulties. Everything else about this accommodation was superb. The room was spotlessly clean on our arrival, and it was kept that way every day too. The bed was fantastically comfortable. The whole suite and the bathroom exuded a plush, luxurious feel. We had breakfast (included in the price) either in the little bar down on the street, opposite the suite, or in the room, if arranged the evening before with the suite's owner. The owner was very nice to us, although communication wasn't the easiest as we couldn't speak Italian, and the owner's English was a bit rusty. At the end of our stay, we were slightly surprised that we were required to pay in cash, no credit cards were accepted.
All in all, we were very happy with our stay in Le Suite di Via Ottaviano.

We stayed 4 nights at "Le Suite di via Ottaviano". When we booked the room we thought it was a Bed & Breakfast accomodation but it turned out to be a small "hotel". The room was nice, clean, comfortable and refurbished and the bathroom too, which included a spa-bathtub. The bed was good and the room had a minibar with reasonable prices. The major good thing about the place was for us the location, even thougt it was on the "wrong" side of the river it was an easy walk to the old citycenter and wonderfully near The Vatican. Another thing which was nice was the elevator. The main drawback was that it was quite easy to hear everything going on in the hallway and in the street (traffic, trams and garbagetrucks). Breakfast was served in a bar on the opposite side of the street and consisted on a cup of coffee or thea and a "cornetto" (croissant) or a small sandwich. If you are not used to the italian breakfast, you might find this selection insufficient. We would have appreciated a larger variation and quantity. Mr. Angelo was kind to arrange a shuttle from the airport (40 euro) which was there on time, but the driver asked for 45 euro. He agreed on 40 euro though, when we referred to the price written to us by mr. Angelo. Mr. Angelo and his wife were very kind and speaks a bit of english. The cleaning lady speaks well english.
