We stayed in a 2nd floor room which was brand new (about month since opening).Cleanliness of the room as well as of the bathroom across the hall was obviously perfect, but we could still smell the new painting and the room looked kind of empty(no shelves,TV or decoration).Anyway Damiano is a funny guy really helpful if needed and the breakfasts in the bar just around the corner were excellent.

It's a perfect place for holidays!
Clean, cheap, close to COliseum,
rooms are luxury and beautiful: from fairy tales.
There's free internet and all you can it for breakfast.
Owners are very nice and friendly.

We love this place! Comforts of a hotel, but with a full kitchen to use. The price for the room was the cheapest we found, and with a kitchen you save even more money. The owner, Damiano, is very generous and will help you with anything you might need. We've been to Rome quite a few times and this was by far the best experience yet! The location is great! Right on Piazza San Giovanni and the Colosseum is just down the street! Right next to the metro as well. We give it a 10+!!!

The top you can find at this price. The B&B is strategically located, both for services (transports, food) and for touristic places (5 min walk and you are under the Colosseum, 10 you reach the Vittoriano). The welcoming is great, the breakfast provided is high-quality one. Rooms are quiet (except when you find ill-mannered people in other rooms).
Suggested.

Very good welcoming, nice staff. Useful map and tips.
Huge room with nice IKEA furniture.
Kitchen small. It should have a microwave.
Breakfast ok but it would be better with fresh fruit and/or better orange juice.
1 toilet for 3 bedrooms but it was well enough.
Hotel surroundings a bit frightening if you arrive by underground because there are beggars but they seem harmless.
Good connections with historic centre.

Simply great! When we arrived, the boss explained us what to see and how to do with the transports. Damianio speaks very good French and English and is very helpfull. Our room was big and modern. And all the hotel very very clean. The breakfast (self-service)was simple but very good. The bus and the metro is near the hotel and the historical center at 10 minutes walk. I think is impossible to find better for this price. I recommend it strongly!

An excellent place to stay, would use this property again. The staff waited late for us as our flight was delayed. Can't say enough good about the cleanliness, and good location, also the helpfulness of the owners.
Only drawback is it can be a little loud with noise from other guests in kitchen and common areas, but that aside I would reccommend this place to any traveller.

I really enjoyed the staying in this property. Very clean, the maid make up the rooms every day, every two days they change towels. The rooms are very nice and modern with air conditioning. In ternet free of charge and wireless in each room free of charge. The location is great: 6 minutes walking to the colosseum, 300m to the metro stop san giovanni and 50 m to the bus stop.
I reccomend this place.

This hotel was very clean, had free internet, nice shared bathrooms, and air conditioning (which we were VERY thankful for). The bed was way too soft (rolled to the middle) and the breakfast was not very good (serve yourself and they ran out of many things - had to eat out). The location was pretty good and the manager was extremely helpful to another guest who had his wallet stolen.

The charming girl who greeted us was very helpful and made us feel right at home. She even bidded us farewell the following day and we had a very pleasant conversation in "broken English". The owner was also very helpful in getting us a taxi to the airport at a great, fixed price. Walking distance to the colosseum and ancient center. Overall,a very nice stay.

This B&B is very noisy, for several reasons:
- room #2 gives on a crossroads close to hospital, and its fenetre is broken,
- the hall of B&B lays out WEB-access, used late the evening, and also by people from another stage. And thus, the input-door snap without stop, which resounds very extremely in the rooms.

Hello,
Please notice that in the rooms are no tables. Hard to write a postcard. And for 2 people there was 1 office chair only, this is very poor. Breakfast only with very dry bread, no butter and only sweet rolls and so on. Mind you, the fresh bakery is down below in the same building. Why do they want to fill us up with all this sweet stuff? One of the two showers on the 3rd floor did not function. This was not just the days that we were there but already a long time i guess. If nobody claims this failure, it will always be so that certain thing will not be repaired.
So please go and check this because there are some things not ok. And with just a little spending money to it, it can be solved. And if it is not done than it will be the same year after year. that,s a pity.

I really enjoyed this B&B. It has a few pros and a few cons. The Pros: Big rooms for price. Included internet use. Elevator. Kitchen/ breakfast area can be used all day to make snacks and prepare food. Very close to bus, Metro, and only 20 mins walk to coloseum. When asked the staff responded well. Great Value for money.
The Cons: Loud, bring ear plugs, near a hospital with lots of sirens. request room 1, it is next to the courtyard and much more quiet. The other rooms have only single pane glass. The bathroom is shared on each floor, but large. The directions and marking of the building are poor. The building is on Piazza San Giovanni in Laterano, number 26. It is along via Merulana or via Matteo Boiardo. The entrance is facing Piazza San Giovanni.
All in all a great value for the money. By the way, take the metro to Piazza San Giovanni, it is a long walk with bags.

One of the best choice we've ever had... better than an hotel, better than a B&B as you can make your own cooking... Very good location as it is ten minutes walk to the coliseum and ten minutes to the city center by bus. Quiet surroundings and, this part (3rd floor) has just been renewed. Finally and most of all, very helpfull and friendly owners. We're looking forward to go back..

The staff was very friendly. The rooms were very modern style and the common WC was very clean. In addition there was free internet. The location is especially very central so that the metro station is very close and you can go everywhere including termini easily. If you look for just a bed and breakfast in a central area, I strongly recommend Happy Holiday.

I can recommend this hotel to everyone.

This place; I would come back to. For the money, it was right. The guy actually came to find me as I was trying to find the hotel from the Subway. It was within walking distance from underground and the Coliseum. You could get around fairly well.
Nice priced right award winning restaurant next door. I could not figure out the HD TV but I did not have time to see it anyway. Once you know the keys and the right floor you live on; it was all-ok.

Great B&B in a residencial area, just off the hostorical centre of Rome. Easily connected by both metro and buses.
Every apartment has 4 or more rooms, suitable for 2-4 guests each. We shared 2 bathrooms with all other guests staying in the same apartment.
the bathrooms are cleaned daily. the owners provided a self-service breadfast buffet, clean towels and even bath room articles like shampoo and shower gels.
Excellent price and quality ratio.
There is a internet-conneted computer, and the
the owners also offered to make reservations at various galleries, which we appreciated a lot.

Offers clean, spacious and comfortable lodging in a great location. The rooms include air conditioning, safety box . The location, about 5 minutes from The Colosseum is great for site seeing. It is in a safe area near restaurants and small groceries. It is convenient to bus and train transportation. Laura and Damiano were very friendly and helpful, and generous hosts. We highly recommend the Happy Holidayto anyone looking for a bed and breakfast near the Colosseum or for that matter anywhere in Rome. You will not be disappointed!! It is very clean and new.

Unfortunately no room in Happy Holiday was available because of damage caused by water.
But the Happy Holiday crew was absolutely friendly and obliging. They do expend effort very much to find another room for us.
They organized a transport to the other hotel and paid the additional cost.
We are absolutely delighted about our stay in rom and want to say thank you "Happy Holiday".

wish we had stayed there the last two nights of our trip. Place is close and yet far enough from Termini. It's best to take the bus there...we had trouble locating the place after getting off the Metro. The bus going back to the Termini is just right around the corner of the place. The kitchen is equipped enough for me to do some light cooking for the BB. There is plenty of pastry/juices/milk stocked for a continental breakfast. I would definitely go there again esp. for their excellent pricing. The owner switched us to a bigger place (2 adj. rooms) since we have a 2 yr old.

A fine place to stay for a visit to Rome. Safe neighbourhood, friendly host, clean rooms. The self-providing breakfast was Italian but sufficient. Indeed close to metro and Collosseum. For a good night sleep: keep windows closed.
