I think you should improve on the breakfast offerings. Just instant coffee/thee and two cups of espresso and a "croissant" that will stay edible for a month, no juice, no cheese, no ham, no jam, no toast, is not breakfast. The room and facilities were fine, although we could very well hear the neighbours. But this is not the way to offer breakfast.

Reasonable to good quality B&B, but the breakfast part very ordinaire. Good bars nearby however. Traffic very difficult in Lucca and need for clearer directions. Pleasant staff made for a pleasant stay.

Main challenge for me was to reach the hotel by car, which I did after an hour or so. The old city streets were a real maze to me. Receptionist was very friendly but could not help when it came to parking - a true nightmare for anyone (non resident)staying inside city walls. Otherwise San Frediano was both cosy, distinct and very well equipped. I particularly enjoyed the refined lobby with coffee machine and other great small details. What I did not enjoy so much was the loud noise coming from the ristorante just across the street, which stopped just after midnight.Great location to eat well and to have the best of Lucca at your doorstep.

No ensuite rooms available in this well located b and b. Breakfast poor on tray in room and coffee machine in corridor unable to be operated.Went out to have breakfast nearby. No staff around much of the time though they were very helpful when there.Room adequate and bathroom clean and spacious though we had to wait for other guests to use it.

Excellent location with city walls although consequently no secure parking. Room was fine but a bit dark and nothing to write home about, breakfast was a bit basic but staff very friendly and helpful.
Overall it was fine and you get what you pay for.

Unfortunately, other than the reception area I did not see any of the San Frediano and do not know what it would have been like to stay there as they had a problem with some of the rooms and I was moved to the Alle Bifore a few minutes walk away on Via Fillungo where I had the most beautiful room right in the middle of the main shopping street of Lucca. As breakfast was not available in the replacement accommodation I was offered the alternative of coming back to the San Frediano for breakfast or a discount so that I could go out and purchase my own. Since there are so many places to eat I chose the latter option. All in all a lovely, albeit too brief, stay in Lucca and I will definitely be back

der empfang zu später stunde - wir hatten es vorher angekündigt - war sehr nett. das zimmer und auch das bad super sauber, nur uns den höchsten preis für ein zimmer zum taubenhof zu geben wo auch noch die küche des benachbarten restaurants hinführte (dort war lautstarker betrieb bis 3 uhr morgens...) fand ich alles andere als nett. ich mag es einfach nicht, wenn man versucht, meine mangelnde sprachkenntnis auszunutzen. darum leider never more san frediano

Nuestra habitacion era sin lavabo cosa no muy agradable y pedimos cambiarnos a una con lavabo y nos la cambiaron al siguiente dia.
La relación calidad precio caro.
Tiene una buena ubicación y el desayuno es escaso en la habitacion.

Our bedroom was without bathroom thing not very pleasant and we requested to change us to one with bathroom and they changed it the following day. The relation quality price was expensive . It has a good location and the breakfast is little and inside the room.

We got an upgraded room which was excellent and worth it. The regular rooms didn't seem as nice. The upgraded rooms are pictured on their brochure and website and are all on the 3rd floor. There was no help with luggage, but we travel light. There is basically no interaction with staff except to check in and pay your bill. The breakfast was probably the worst aspect of the hotel. It was a couple of packaged rolls and coffee left in your room. The location is very central to exploring Lucca which we enjoyed very much. There were many nice restaurants nearby in all price ranges. The B & B was a bit difficult to find. You need to enter Lucca at the closest gate and leave your stuff at the hotel. Parking is free in a parking lot outside the gate about a 5 minute walk away.

We were staying in Lucca for one night only as the final night of our first trip to Italy. The San Frediano is in excellent location and upon our arrival, the receptionist on duty, was extremely helpful to us in arranging transfer for an early morning flight. All staff was friendly. Our particular room's window opened up into a alley that was shared by a local restaurant - consequently, we heard (after dinner) alot of noise from the kithen of the restaurant if we let our window open. With the window closed (and AC on.d.) it would not be problem. There is essentially no car traffic on the street so it is quiet.

Wer das alte San Frediano kennt, das gibts so nicht mehr. 2004 hat ein neuer Besitzer übernommen und alles renoviert. Wir konnten die Räume nicht einsehen aber vermutlich ist die alte Patina verschwunden. Uns hatte man (wegen Überbuchung?) in San Lorenzo (gleicher Besitzer, ein alter Palazzo um die Ecke) in ein sehr viel teureres Zimmer (135€ zum San Frediano Preis von 85€) einquartiert. Die Zimmer sind super aber leider hellhörig, außerdem noch Bautätigkeiten (bis 17 Uhr). Ein Kill-Kriterium für heiße Tage: das Klimagerät im Zimmer war so laut dass man es nicht über Nacht laufen lassen konnte. Vermutlich sind alle Zimmer, auch in San Frediano, mit diesem Gerätetyp ausgestattet.

A perfect place to use as a base for visiting Lucca, if it wasn't for the restaurant next door which leads to people making a racket til quite late. I'd certainly stay here again but I'd ask for a room at the back next time. Otherwise, a very nice place.

We choose this Bed and Breakfast because of location and because it was advertised being an air conditioned room. There was no air conditioning other than a floor fan and a window. The room was quiet because it was at the back of the establishment however, that meant that it received no breezes. We thought that they had three air-conditioned rooms out of the six at the location, but there is only one room with actual air conditioning. Be sure that you are clear in what you are asking for so that you do not just get a fan "conditioning" the air. That is what the proprietor told us when we said that we thought the room was air conditioned. The other thing is this is not really a bed and "breakfast". Lucca is full of wonderful little places to eat...great breads and pastries. The bed and breakfast served two rolls (the same every day) that looked like they came from a vending machine wraped in plastic along with hot water and instant coffee. We have stayed at other bed and breakfast in Europe and had wonderful experiences. We expected the same from this bed and breakfast in Lucca. The redeeming factors are that the place is clean and the people who work there are very nice. We felt safe and sound. The other concern I marked in the questionaire is that there is no place for client to go in this bed and breakfast,but their room (with only one chair) or in the office which is only an office not a sitting room as pictured on the photo section. We encourage people to go to Lucca. It is a wonderful city to see and experience. We hope to go there again but next time we will be sure to find a room with "real" air conditioning. We would go back to this place again if they air condition the rooms.

This is a pleasant guest house close to the busy shopping street. Great if you want to hear what is going on. Nearby bar plays loud music to midnight 3 nights a week - but stops promptly. The breakfast was very basic but otherwise the facilities were good and the staff were friendly.
