Dear Elena, thank you for all of your kind efforts! We had a very nice time at Fiorenza, the room was spacious and nice, the location is wonderful, the bus connection to downtown is perfect, so we could park the car at Fiorenza and take the bus to Firenze city.

A lovely place to stay. Giovanni was very friendly and helpful! The bus ride back to the hotel was a bit confusing, but catching it to town was fine. The air-conditioning didn't work very well, but we weren't in the room much anyway.

We had a fantastic stay. Everything was perfect. Easy to reach B&B by bus. Take bus number 11 (Duo Strade direction)from city. Nice restuarants nearby. Just ask Elena, the friendly lady at Fiorenza.

The location was perfect for our needs and always pleasant to return to after a day exploring Florence. It is located in a quiet suburb on the southern hillside above Florence and it was nice to wake up to the sound of birds rather than the sound of traffic every morning. Elena was the perfect hostess, friendly, helpful and nothing was ever too much trouble. The room was spacious and comfortable with a king size bed and ensuite bathroom. There was a TV provided in the room with a digital receiver enabling us to tune in to English speaking news channels. It was very convenient having access to the kitchen 24 hours a day and the breakfasts provided were excellent. The only minor gripe was that all accommodation areas had tiled floors which amplified any noise by guests, especially late at night.Florence city centre was approximately a 10 minute bus journey and the buses ran frequently from the bottom of the street. Alternatively there was a lovely walk down to the Arno River, via San Leonardo and Forte di Belvedere which avoided all the major roads.

We stayed at B&B Fiorenza for 5 nights and Elena and her mother were wery kind and helpful.The room was always clean,quiet and the breakfast very good. The communication with our hostess was great. She sent me emails following up on my reservation and inquired when our train would arrive. Unfortunately, the day of our arrival, our train was delayed 2 hours and there was no one at the B&B to open the gate. We stood out in the rain ringing the bell until a kind neighbor let us use his cell phone to call her. One of the hostesses was inside, but didn't hear the bell. Very frustrating. The room was beautiful, the size of a suite with a private bathroom and a great view of the garden. The breakfast was lovely. It is not close to downtown Florence though, so be prepared to walk or wait for the bus every day. I would stay there again but only during the warmer months. The March weather did not allow us to enjoy their expansive garden and it made walking up that giant hill to their house not pleasant at all. A cab ride from the Campo Di Marte train station to their B&B was around 25 Euros. There was also no wi-fi access at the B&B.

This was the first time we had stayed in an Italian Bed and Breakfast and being proprietors of a top quality Bed and Breakfast in England we arrived, naturally, with high expectatons. These were met immediately with the welcome we received by both Giovanna and Elena. We were tired, cold and wet and were made to feel at home, instantly. A very good restaurant was recommended for our first evening and nothing was too much trouble. We stayed for 5 nights and they were always available to answer any queries, the breakfasts were delicious and the bedroom and ensuite clean, spacious and with a lovely calm atmosphere. We were staying in Firenze visiting our daughter, and it was just wonderful after a busy day wandering around with her, for us all to return to Fiorenza and to have the use of the kitchen at any time of the day. Either to have a bite to eat or just make a cup of something. Fiorenza was the only Bed and Breakfast I found on the web that had these facilities available for their guests. Thank you so much, Giovanna and Elena, for making our stay so enjoyable. Your English is excellent and we enjoyed practising our Italian with you. We will definitely recommend you to everyone.

Elena and her mother Giovanna made us part of our family. Their warmth was welcoming and genuine. The Breakfast was hearty and delicous. The property exterior was beautiful. The room was the best on our entire trip. Words escape how wonderful this place is. It is convenience to the bus line and walkable to the Pitti Palace. If you have not stayed there, you are missing a delightful gem of a B&B.

But she had made advance reservations for us at the Ufizzi museum -- a must if you want to get in. Some practical considerations. It is a nice (downhill) walk into the city and reasonably close to the Boboli Gardens, 20 or so minutes. If you're in great shape, you might consider walking back. If not, take the #11 bus or (at night) the #68. During our stay, the last bus was around 11 PM. Buy an Agile card at the train station or at a Tabbachi: 10 rides for 10 euro. For a change of scene from the crowds in Florence, take the #7 bus from downtown to Fiesole. There's an interesting museum and a nice restaurant (Aurora) where the bus route ends. There's not much in the immediate area with respect to restaurants. There is a car rental location several blocks away. So, if you plan to drive from Florence, see if your rental agency has a site on Via del Gelsimino. If you're just going to be in Florence, a car would be more burden than convenience.

Expléndido lugar para conocer Florencia y alrededores de la Toscana. Quedba algo lejos del centro (2KM) pero la parada de bus estaba a 2 minutos y el autobus 11 pasaba cada 10-15 minutos. Situado en una zona residencial muy tranquila que te permite descansar por la noche a pierna suelta!!!. Elena, la anfitriona, un encanto de mujer, muy gentil y agradable que está en todos los detalles. los desayunos se hacían en la cocina con plena libertad de movimientos, excelentes. Las habitaciones son muy amplias y los baños están muy bien. Recomendable 100%. Grazie mile Elena ed alla sua mamma per!!! VOLVEREMOS!!!!

Bed and Breakfast Fiorenza was a delightful surprise. It is located in a beautiful home with lovely grounds. Elena was so helpful. She made reservations for us at the Ufizi and the Academia Museums, made restaurant recommendations and reservations, gave us directions, and helped us navagate the bus system (which is very efficient and easy to use). We will return to this jewel of a Bed and Breakfast.

My wife and I really enjoyed staying at B&B Fiorenza. Elena is a terrific hostess. One of the thank-you cards we read said: Elena, you rock! Her breakfasts were the best of the 3 B&B's where we stayed at in Italy. We especially appreciated Elena's email confirming our arrival time beforehand and precise information on her B&B's location. The room was spacious, spotless and the bathroom was modern with all amenities. It was also nice to meet other couples during breakfast. It would have been nice to stay here a couple more nights! B&B Fiorenza is situated on a quiet cul-de-sac not far from the Boboli Gardens and the Pitti Palace. Elena is a charming, gracious, and warm hostess who made our stay absolutely stressless. She is a delight. Our room was restful, unfussy and airy, with beautiful natural light and a modern bathroom. Breakfasts featured fresh baked goods, fruit salads, yogurt, and other healthy and delicious local fare. Tea, coffee, and light snacks were available around the clock. We thoroughly enjoyed the walk through Porta Romana and across the Arno into the historic city center, and only occasionally resorted to the very good bus service. Elena recommended outstanding restaurants for us, and even made reservations for dinners and museum admissions. The only thing that made our stay just shy of perfect was less hot water in the shower than we would have liked, but that hardly dampened our enjoyment. We had a lovely week and regretted having to leave.

Maria and I stayed 3 days. Fantastic. A little bit far from Firenze but in a safe and quite area. There is a bus to get in Firenze (15 minutes). We stayed during our birthday....and we received a nice surprise from Elena (the owner). B&B reccomended 100%. Elena gave us nice recomandation (especially resturants). Having never been to this location before, we were quickly told how to catch the bus into town and back. We successfully did so. The owner is extremely helpful. The bus ride was only about 5-10 minutes from the hotel. We had a variety of delicious breakfast every morning. This was the only hotel on our three week vacation that offered us free use of the kitchen,refreshments and ice during our stay. It was great to return home hot and tired and fix a glass of juice or soda with ice. Owner spoke several languages.

My wife and I stayed at Fiorenza B&B for eight days before Easter. Elena was a delight, the perfect hostess. Our room was spacious by European standards and the bath was clean, modern and well-appointed. We especially enjoyed Elena's good breakfasts in the bright, sunny kitchen area, where there also was utensils (corkscrew, knives, plates, etc.) and a refrigerator. It is in a quiet neighborhood a ways from the center city and sights. Transportation by bus is possible, but the prime route by the Fiorenza stops running fairly early (9-ish)and it is virtually impossible to hail a cab after dark - everyone lines up at the train station and the taxis just run through there to pick up fares. That's a pretty small inconvenience, though, we'd stay there again in a heartbeat. Elena and Fiorenza highly recommended.

Our stay at the b&b was gorgeus. The place is marevellous, rooms are very cute. There's a wonderful garden outside. Breakfast was attractive... I have no positive adjects enough for describe it! There's just a tiny problem, to reach Firenze center you have to take a bus, it doesn't comes frequently, especially in summer, and on week-ends it desappears! But if you like walking, there's no problem at all.

For three weeks we traveled through the Tuscany and Umbria regions of Italy and of all the bed and breakfasts we stayed at, the Fiorenza was by far the best. We stayed here for 5 days to thoroughly explore Florence, Pisa, and Lucca. Our room and beautiful bathroom were spacious, very clean, and equipped with air conditioning. The room was immaculately cleaned everyday with nice touches of bottled water and candy by the bedside. Innkeeper Elena Particelli and her mother were very gracious and accomodating to all of our needs and questions. Both of them speak English as well as Italian. The breakfasts served everyday was different and quite delicious. Access to the kitchen is available to the guests any time of the day. This bed and breakfast is in an upscale neighborhood away from the hustle and bustle of Florence's busy center. Access to the city from the Fiorenza is very easy. To get back and forth between the bed and breakfast, the city center, and the train & bus stations; all you have to do is go on bus number 11 which is within a short walking distance from the Fiorenza. After a long day of touring the different sites, it was such a relief to go back the the quiet and security of the Fiorenza. Make sure you go to the gardens of the front and back yards to enjoy its beauty and tranquility. What we enjoyed most was the relaxed setting of the breakfast room and talking with the other guests and Elena, which helped start off a good day in Florence. When we go back to Florence, we will definitely book our stay again at the Fiorenza for the price, the cleanliness of the room, the outstanding service Elena Particelli provided for us.

A lovely quiet home: birdsong in the middle of Florence. Elena was most helpful, with maps and bus routes. With a bus stop close by, everywhere in the centre of Florence was easily accessible. Get a carnet of 10 tickets from the tobacconist (past the bus stop) on your first day if you are staying 2 days or more: only 1 euro per trip per person. The buses can be late so if you have to get to somewhere for a set entry time leave about 45 mins at least to be on the safe side! Parking was fine on the street although we arrived back the first evening to find our car gone: it was the monthly day for sweeping the streets and Elena had to stop them from towing the car away by searching our room for the car keys to move it - she was very apolegetic but we were eternally grateful! Finding the house is difficult so these are our directions: turn into Via Grecchi from the main road; go up the hill, over the first little crossroads, and take the second (unamed) road to the right (if you get to the top of the hill you've missed it!); at the end of the road on the left is the B&B (nos 36-40)- ring the bell at the first entrance with the small B&B sign. Our room was lovely with big windows to fling open during the day, and airconditioning at night. There was also a mozzie plug-in device if needed.The bed was hard but most people like that (we don't). The breakfasts were fantastic, but the best thing was being able to make ourselves cups of tea in the evening in the little kitchen / breakfast room.We were very grateful to escape Florence at night, and had our meals at the Chalet Fontana, recommended by Elena. If you have a car, drive to the Piazza Michaelangelo to see in the sunset with half the youth population of Florence with spectacular views over Florence - there is a lovely bar with views and a pizzeria nearby.

Elena is a charming, most helpful hostess. Her B & B comprises several rooms, each en suite, in a gorgeous, early-20th century detached property - beyond the hubub of the City, in a lovely setting, with a large sloping garden, & established pines and shrubs. Elena spends time with her guests, talking about Florence (in charming English as well as Italian and French), helping with advice regarding things to see and to visit, arranging taxis when required. When I had my pocket picked she was urgently supportive in contacting Banks, etc. Travel by bus is attractive; the bus stop is about 1/4 mile away. We cannot imagine a more delightful B & B. A little far from the centro, but situated in a quite residential area. To stay here for a bunch of days would be very nice with its confortable atomosphere. You can experience a normal life in Firenze! Elena, the owner, is very kind with whom you can be a good friend each other. As you will see from all the other reviews on this site, Elena is extremely helpful and Fiorenza is comfortable and welcoming. It is a long way to walk into the centre of Florence but Elena gives comprehensive instructions in the use of the excellent and easy to use bus service. The bus stop to go into town is less than ten minutes walk away and the one when you return is even closer. The journey takes less than fifteen minutes. Tickets cost €1.20 if purchased in advance (many tobacconists and cafes sell them) or you can buy them from the bus driver for €2.00. Just remember to validate them by time stamping them at one of the machines on the bus - they can then be used for up to 70 minutes. Fiorenza is in a beautifully quiet area allowing you to enjoy a restful nights sleep after the noise and bustle of Florence. We stayed for two nights and will certainly be returning at some time in the future to enjoy more of Elena's thoughtful hospitality.

Elena is a delightful and excellent host, and I would recommend Fiorenza to people wanting a clean comfortable place to stay outside the city area of Florence. The bus into the city is very crowded, especially returning to Fiorenza and you don't usually get a seat. The area is lovely and it is nice to get away from the pollution.

Our days in Fiorenza it has been excellent. Elena is the best host that anybody could find. The breakfast is really good. Fiorenza is located really near from the monuments, you can go by bus only ten minutes or walking. If you go to Fiorenza you will not regret. Thank you very much Elena.

We were EXTREMELY happy with our rooms at Bed & Breakfast Fiorenza. We reserved 2 rooms and both were the cleanest, largest and nicest we have seen yet in Italy. Elena was VERY informative and was a great hostess. The breakfast was very nice as well. I would highly recommend this B&B to anyone looking to stay outside the big city.

We stayed at the Fiorenza for 6 nights in early June. Although we had some reservations of staying at a place removed from the city centre, the Fiorenza proved itself worthy. By being located in a residential area, it provided a quiet setting, yet it was close enough to the city centre - 15 minutes or so by bus or to walk if you wished. Elena, the gracious host, was very helpful in assisting with bus schedules/routes, making museum reservations, recommending restaurants, etc. Our room was very spacious (as was our bathroom) and tastefully decorated. The breakfasts were great (the best tasting croissants we experienced in all of Italy) served in a pleasant dining room with kitchen to which we had access to anytime if you wished to have tea, etc. in the evening. Nella nostra vacanza in Toscana abbiamo pernottato in diversi B&B e locande. Ci siamo trovati bene in tutti. Elena Particelli ci è risultata tra tutti la persona più attenta, discreta e competente. Si vede che ci tiene: lo si nota da come si pone e dai particolari. Secondo noi uno degli aspetti importanti è la colazione, che Lei cura con qualità. Non da meno la cura delle stanze, semplici, pulitissime e funzionali. C'è una grande tranquillità in questo b&b, grazie anche al fatto che è in una zona residenziale limitrofa al centro. Forse un po' scomodo il parcheggio, essendo il b&b locato in una via "cieca" ma non è un grosso problema. I prezzi oggi, si sa, sono alti un po' per tutto, dappertutto, ma a parità di qualità/prezzo, il pernottamento qui li vale. Altri B&B allo stesso prezzo, abbiamo noi riscontrato, non offrono lo stesso livello di qualità. Elena è veramente una professionista. Elena is a very gracious host. It is largely her personality that makes this place what it is. She provided beautifully kept rooms and gave us great directions on how to use the bus and suggestions on where to eat. Her B&B has an elegance to it that would bring me back. It is located in an upper middle class suburb nicely away from the dirt, noise, and commotion of the city center but is a 5 minute walk from the bus, which can take you into the city in 15 minutes or less. I had two small complaints, neither of which would stop me from returning. We took two rooms, but the hot water was not working in one of them. Given the immaculate condition of the premises, I'm sure Elena will have this problem fixed immeidately. The breakfast was a bit skimpy, but this may be because we required breakfast at an unusually early hour. It may also be that I find many Italian breakfasts to be on the light side.

You can stroll along tree-lined avenues to Piazzale Michelangelo or reach the centre in 5 minutes by taxi or by bus.
By car: A1 motorway, exit Firenze Certosa. At the roundabout turn left for Via Senese(city center). Drive for about 3.7 Km in Via Senese and after turn right in Via del Gelsomino. At the first traffic lights turn right in Via Grecchi.
By train(S.M.N. station): take a taxi or board the number 11 bus in front of the Baglioni. Get off at the second stop along Via del Gelsomino.
By plane: you can take a taxi or the airport bus Sita/Ataf to link you to the train station S.M.N.

These are the standard cancellation policies for Fiorenza
B&B Rooms:
from 30 days to 20 days before--> cancellation fee is
50%
from 20 days to 3 days before --> cancellation fee is 80%
from 3 days before to 1 hours --> cancellation fee is 100%
You may cancel your reservation without penalty up until 30 days before your arrival date, by accessing the Your Reservations page. You cannot cancel your reservation if you selected and booked a non refundable or prepaid rate.
