The apartment was in a great location - very convenient for our holiday. The bathroom was tiny and this and the kitchen area not as clean as I might have hoped. The main issue was the lack of adequate lighting, which had not been highlighted - no natural light and a whole series of table lamps to switch on which did not quite do the job well enough. The apartment was not welcoming to come back to at the end of a a day out or in the morning. You'll see from the photo that the apartment is down a narrow alley (not uncommon in Venice! and on the ground floor - which wasn't made clear in the details. Also needed a better anti mosquito device and more explicit instructions from the hostess on how to use it.

the apartment had a big, spacious but poor lighted room, with a bed, too sofas, 2 tables and many chairs. the kitchen was vary small, but had everything we needed for cooking. the bathroom was small, but ok. i spend my holiday there.

Ideal apt for 2-3 day stay for a couple, in a quiet area of Venice, but close to historic sites. Positives: (a) good local staff and reception. Spot on. (b) Pension La Calcina provides good food and looks good to stay, as does Hotel Messner. Negatives: (a) no local grocery store (bread, milk, etc.) and only once cafe for breakfast. However, v. few grocery stores in Venice now! (b) the flat, which is groundfloor, has only one small window facing a dark alley. This is no problem in itself, as one is out most of the day. However, the lighting in the flat is insufficient and it is difficult to even read a book. Needs an upgrade!!

METHODS OF PAYMENT
Venere.com does not debit your credit card for your reservations. You will be asked to insert your credit card details which will be sent to the property only as a guarantee of the reservation. The bill will then have to be settled directly at the hotel. In case your chosen hotel needs a deposit, this information will be included in the "Cancellation policy" section and the deposit will have to be settled directly with the pre-selected property. It is not possible to cancel your reservation if you selected and booked a room indicated as "PREPAID/NOT REFUNDABLE".

Check-in: the check-in time could be fixed at any time after 2.30 p.m. It is necessary to call the owner at least 3 days before your arrival time to communicate the arrival time and fix an appointment for the check-in and key collection.
Check-out: 10.30 am.

INCLUDED/NOT INCLUDED IN THE PRICE
Linen and towels when arriving, initial an final cleaning, use of water, gas and electricity are included in the price.
Breakfast is not included.
Security deposit costs €450,00. The security deposit can be paid by credit card or by Euro-cheques. After your departure the deposit might be kept until the apartment has been checked, to ascertain that there are no damages or losses.
Later arrivals after 7.30 p.m. are subject to an extra charge of €50,00.

CANCELLATION POLICY
Payment is due upon arrival.In case of cancellation you will be charged as follows:from 30 to 16 days prior to arrival: 20% of the total amount; from 15 to 7 days prior to arrival: 60% of the total amount; from 6 to 1 day prior to arrival: 80% of the total amount; no show: 100% of the stay.You are requested to call at least 3 DAYS BEFORE YOUR ARRIVAL, to fix an appointment for key collection. In case you fail to do it YOU WILL BE CHARGED €100.00 and you have to wait for the first host
You may cancel your reservation without penalty up until 30 days before your arrival date, by accessing the Your Reservations page. It is not possible to cancel your reservation if you selected and booked a room indicated as "PREPAID/NOT REFUNDABLE".
